  1. Hi All, I have sourced a property deal in Hull and am currently analysing it. Its currently a 3 bed house ( 4 if you turn reception into a room) right outside Hull university. I think there's an opportunity to extend the house to build two more rooms and was wondering what people thought in regards to costs. I've attached pictures of the floorplan and the proposed area for development. The rooms would be to the left hand side of the property. What do people think I should factor in as development costs to build an extension on the side of the house for around 2 rooms space? £10k? Thanks
  2. Shadow, a great post as I am currently considering the same too. I work in banking and am also considering moving into property as it is what I want to do going forward. I have thought about working at an estate agent but I think it would be too much of a sales job and you won't get to learn too much about the property market, whereas I think you would if you were to go down the RICS route ( an idea I think I'll look into) or perhaps a sourcing company. Let me know how you are getting on, as it seems like were in the same boat!

  4. Would very much appreciate any assistance in regards to this matter. For two months now my agent has not paid me my rent despite my tenant paying. At first my rent was coming in 2 weeks late, but for the last two months it hasn't been received despite constant daily calls to their office to chase the rent. They have blamed it on accounting changes with my account details being corrupted. Despite various promises of my rent coming in I still haven't received it for 2 months! I have asked for a manual payment, written a letter of complaint, left voicemails, emails, called them litera

    A friend and myself have come up with the idea of utilising his contacts in China to create a business. We have come up with the idea of helping to source investment property for his clients and taking fees for finding properties and helping them to manage them. I was wondering if there are any regulations we need to know about foreign investors buying in the UK whether it will be cash buying or via a mortgage. And whether we need to adhere to any rules or regulations to advise people on property investments. Thanks in advance for any comments!

  8. I'm looking to purchase a property under the stamp duty tax threshold, so there will be no tax deducted. However I still need to do a tax return. This will be my first property purchase, is it worth doing it myself or should I just get my solicitor to do it for me?

  10. Hi Muktar, Sounds like we are in the same boat! I currently live at home and have been saving up to buy my first property. I too have set myself a target of buying my first property by mid Year (June). I am currently working with Rob at RMP and am certain he will help me to achieve my goal. Unfortunately as a beginning I don't have any advice for you but just wanted to say hi and wish you manage to hit your goal too!
