Evening All, I have had my BTL property in a LTD Company now for just short of 4 years. I'm starting to look at getting my second now, however i've had a few issues along the way. 1) My orginal provider was precise, i had to move to another lender after the 2 years because they were charging me to remortage anyway as well as go through solicitors just to remortage. 2) I moved to TMW, the intention here was there was no fee to remortage and i beleived at the time i could pull out capital and remortage easy. The issue i am now facing is , according to my broker i cannot get a

possibly yes, thats my thinking. I'm wondering if these are letting water in causing the patch on the 3rd photo? Seems quite high from those pipes though? Its an old window with a wooden frame so another possibility is the wood has cracked somewhere and its letting water in?

Thank you both for your input, so on my inventory which was signed i provided detail of each room and the damage that already existed. Photos were taken and provided as evidence, so anything above this is classed as new damage and i will take them through the same list on check out. I do plan on doing my own painting but not the cleaning so i will take account for that. Thanks, Mike

I bought in Eccles for 92,000 in December 2018. One accross the road just sold for 110,000. I just re-rented my place after 2.3 years of the same tenant and had 45 enquiries through openrent, had 18 viewings on monday and found a great tenant who's now signed up to start in March. Rent went from 600 to 625. Any questions please ask. Cheers

Hi All, Could i have some advice on what acceptable wear and tear is? My tenant is moving out after 2.3 years and the walls are a right mess. They have a dog which i allowed, see photos at this link below which i took this week. The walls were brand new when they moved in. Stupidly when doing the inventory when they moved in i only took photos and had them sign the current issues where there were marks etc, i did not take photo's of the whole house which was fine.
