  1. Appreciate the comment. Ideally would like to spend time to speak to the trades people to build up relationships and my own knowledge. Main challenge at the moment is time working 10-11 hrs per day and two young children. So it's something I'd like to do but I think id struggle to do this at the moment. Alternative is I need to prioritize my time more effectively! James
  2. Hi Derek - thanks for sharing your comments. Will have a look on my builder for some local builders and will request quotes from them. Much appreciated! James
  3. Hi All, Im planning non purchasing my first BTL property this year but I'm trying to find out how can I can a builder who can also project manage the refurb. As I want to buy houses which need modernisation/renovation but I'm struggling to find anywhere where I can find these people. The plan will be to get the costs clearly forecasted by the builder prior to the refurb and then once the changes have been made get the house remortgaged. Any help is very much appreciated. James

  5. Thanks - I need to think about it further. Ideally buying in bulk sounds attractive as should be able to purchase a few properties at a discounted price. Thanks for the suggestions very much appreciated! James
  6. Thanks Richard Yes I'm fortunate and ideally would like to split money between investments (shares) and property. To buy flats in bulk can you go directly to the house builder or usually do you need to go via an intermediary and pay them a sourcing fee? James
  7. Hi all Potentially I will have around 700k on investment and I would be looking to purchase as many houses as possible to replace my work income. Ideally I'm thinking of Liverpool to invest and would be putting down 25% on each property. Realistically how much income do you think it's viable to generate per month (taking into account all expenses and I would be a hands off Investor)? As I'm only interested in cash flow initially. All comments appreciated - thanks in advance James
  8. Hi all I'm Keen to get started on my property journey and I have a clear plan and strategy that I'm looking to follow. Only concern at the moment before I start the journey is how to identify and accountant who specialises in btl properties so I have a clear understanding from a tax perspective which way is best to setup my future portfolio. Ideally I want one which invests in btl themselves and will be able to advise the best approach for me to take yo achieve my longtime goals. If anyone has any suggestions why is best to identify these that would be much appreciated. Ja
  9. Hi All I'm finding this site great and want to introduce myself. I'm James I'm married and we have a young toddler. Currently my wife and I both have full time jobs but we would both like to get our first BTL in the northwest. We equity in our currently house and some savings also. We ultimately would like to buy a couple of properties a year which are initially interest only and any money we make we can put the money into further properties so that our disposable income keeps growing. Properties were after 2 or 3 bedroom houses which need minimal work done ( as currently don't ha
