  1. Hello, I have found the strategy, I have the money but I don’t have the location… My strategy is to complete flip projects to create a bigger overall capital pot to then start looking at other strategies. Over the past 4 weeks I have put a lot of time and made a lot of offers in Liverpool. However, I have been unable to get any offer accepted. Liverpool is really full of so many investors al looking to buy ANYTHING. This has created issues in trying to get offers accepted at the right price. Therefore, Liverpool has now been ditched as a location. This leaves me without a location. Location: All the noise seems to be about the North and all the incredible returns which can be made, which is true. I live in London and I currently have a full time job, which means that I am looking to invest within about 2 hours of London, it doesn’t have to be 2 hours but that would be preferable. I have around 150k to invest. I am struggling to identify areas in the country that seem to be viable for this strategy, it is probably me not to sure on what areas I should be focussing on. I would really appreciate some suggestion of areas that might fit this criteria. I believe with the amount of experienced investors on this forum that it is going to be the best place to sound my strategy out.   2. This exactly what I have been battling with, my plan was to buy properties sub 70k and refurb to flip. However, after many weeks of research it doesnt really seem to be possible. No matter what deal I analyse it always seems to be the same answer of "no profit once refurbished' maybe you could shed some light on this type of strategy for liverpool Nicholas? Thanks

  4. Hi Rob, with £100,000 I would get involved into some flips. I would flip properties to generate lumps of cash to put deposits down on a mixture of high yield (support income stream) and capital growth areas (long term wealth generation). I would/am very keen on using flips as almost your cash flow for your OVERALL property business. With the original £100,000 you could get into a lot of flips around the country and maybe look at JV finance to access some of the Southern parts of the country to complete flips in. My idea is to use the Northern part of the country for the monthly income stream and use the South for LONG term capital growth. I would build up complexity of different strategies each year .After a couple of years of flipping and single let BTL'S, I would start looking at HMO'S then developments. Thats is what I would do...   5. Hello everyone, I have been looking to implement a flipping/trading strategy in Liverpool. Mainly around all the locations surrounding the city centre. The main topic of this post is that after extensive research it seems to be that buying these properties can only really be done via auction. I think this is the main way to get your hands on some of these run down houses, is anyone else finding similar results? A JV partner of mine went to Liverpool last week and trawled the estate agents and not one deal was to be had...has anyone got any experience in the auction process in Liverpool? If anyone has any advice or anything at all relating to Liverpool and what I have said please private message me or reply on this post. THANKS
  6. Hello guys, I am from Bournemouth and know Southampton quite well. I think BTL is a tough strategy in Southampton city centre at the moment with service charges. I like Southamptons surrounding areas for flips and is actually a strategy I am looking to employ. However, as we all know about the South it is the capital needed to purchase the properties. If either of you two would be interested in potential JV for a flip in Southampton, please let me know.
  7. I have managed to save £40,000 and I am 22 years old. I am going up to Liverpool tomorrow to do a research trip...Saving like mad is a great thing to be doing and everyone should be saving and buying assets with those funds. I believe that to really expand a property strategy you need investors to fund you. The investor funds are an element that needs to be worked on heavily. For me, after I have chosen a strategy and an area-I will be on the hunt for investors...

I would love to hear what you fellow Hubbers think about this model working in Liverpool? I am thinking areas like Walton and L3,L4,L5.
