  3. Michael, Have you considered BRR? You need a sizable pot of money to start 70K+ (which you seem to have). You can basically buy a property which is really rundown, completely refurbish it and then refinance the property, releasing nearly all of the original 70K. It is not an easy thing to do but it could work and you would be able to pay your mentor back quickly as well. This is just a thought. Also if i was in your situation this would be the model i would use. (not saying i am a guru by all means) this is just what i would do if i was in your situation. Kind regards,

I am purchasing my first property and got a bit lucky as i am buying it off someone i know so i could get all of the history and the numbers stacked up. I was wondering what methods of research you all liked and found effective for research? (without visiting the area). Do any of you have decent websites to do some research.   5. Hello All, I am purchasing a BTL and I need to get a management company as the property is far away from where I live. I have done a bit of shopping around and purple bricks seems fairly reasonable price for the service they offer. I was just wondering if anyone on here has used them and what your experiences were?   6. Conrad / Alistar Thanks for the information. He only puts the dehumidifier on whilst he is out at uni (which is most of the day) he doesn't leave it on at night. Also from what he told me there are vents in the room as far as he can see. I will try and get him to send me a picture and I will upload this for you guys to see! Thanks for the help!   7. Hello All, This is a bit of a strange topic as this is spoken from a tenants point but here it goes. My cousin has just started his second year of university at Nottingham and has moved into a shared house with other students. As far as i am aware this house has been let out to students majority of the time. (I know students aren't the cleanest of people). Anyway my cousin has discovered mold on one of the walls in his bedroom, and when he came home last weekend he was saying that he had chest pains.... He has a dehumidifier which he has been leaving on more regularly and says

  9. Hello All, I am currently purchasing my first BTL so whilst this process is going on I thought I would look in other areas of the country to invest in. I was wondering if anyone on here has had any experience in purchasing a BTL in Sheffield. I have done a little bit of research myself and possibly the post code S2 fits my criteria.   10. Hello Neil, I am not very experienced myself (currently making my first BTL purchase) but here are my thoughts. I have found that brokers will have access to different rates and deals which we don't have access to. So might have been work a call to a broker and seen what rates they are offering and do a comparison? Also when you remortgaged with the same lender did they wave the mortgage fees that come with it? If so I would say that is a win rather than gaining a better rate as you are only fixed for 2 years and the mortgage fees can be costly. I hope this helps. Kind regards,
  11. All, I have found a property and have spoken to my mortgage broker. He has got me to fill out a form with my name DOB bank account details for the mortgage to be paid out of. I also need to pay the fee for the mortgage. So he is requesting that I provide the account number, sort code and CVV Number (3 digit on back of card) is this normal? I don't feel comfortable giving him the 3 digit number on the back. What are your thoughts. Kind regards, Jay

  13. Kent, Thanks for the reply! I see your point with the re-mortgage or not to re-remortgage. My plan is to hold the property long term anyway. But I am going to try and also buy another property in the next 2 years (fingers crossed). The only problem i will face with that is gathering the funds for the next one. The property that i am purchasing now is a little more expensive than i first budgeted for. So luckily i am able to borrow the rest from my father (which i will pay back to him). Hello All, I have been looking to purchase a property for a little while now but have become frustrated as I have found some properties have been sold or there is very little lease left on a flat or estate agents don't have all the info ground rent service charge etc. I have recently stumbled across some new builds in Liverpool from a company called RW Invest which I am interested in...
