  1. Thank you for posting this. Its very interesting. We have just bought a house in a ltd company but letting agent is suggesting we'd get much more revenue if we did holiday lets instead of conventional rental. I'm just weighing up all the pros and cons now. The plan is to remortgage and release capital to buy something else. Looks like I need to get some good mortgage advice. Thanks
  2. Hello I am looking at buying a freehold unit that is made up of four purpose built one Bed flats. The estate agents details make the smallest unit 26m squared. I have measured it myself, going into built in cupboards etc and make it 29.29m squared. This is super frustrating as my broker can only find a multi unit mortgage for units over 30m squared. The other three units are over 30m squared. I wondered if anyone has come come across this rule before? Or is aware of any products that may accommodate this smaller flat? Or can think of a way around it? I am conside

So you are saying you have clients with portfolios who run at 75% ltv average across their properties as long as the rental amounts meet the new standards? The properties I am looking at are smaller flats, well below the £200k mark and the rental coverage is good, so that is really interesting. I am hoping this is the case as it will allow me to go much further with my plan. My broker was going to investigate and come back to me so I'll see how he gets on. Thanks again Lisa
  5. Hello I just had a really useful meeting with my mortgage broker, we discussed our long term plans. He has suggested that we should calculate our finances to use mortgages at 65% loan to value as he said once we become portfolio landlords (owning 4 or more properties) then mortgage companies will look for 65% average ltv across our whole portfolio. I just wondered if this is correct? And how others manage this? I have done all my planning calculation on 75% ltv and this obviously makes a big difference.   6. Hello, I'm just looking at investing in the torquay/paignton area of Devon. Am currently looking at buying houses that are split into bedsits/flats as there seems to be quite a few for sale in this area and the yields look better. I would love to hear from anyone who has used this strategy and to know how it worked? If there are any pitfalls I'm missing?
