  3. I have heard about the CO alarms coming into play and thought that it was coming in October. The wired in fire alarms has came into building regs for all new installations a long while back. I don't know how it effects existing properties, but I can see it would be feasible that rented properties would have to have them hardwired. At a recently property meeting a guy did say there is a way around the hard wiring by using "lithium battery packs" as these provide a steady supply for a minimum of 5 years, but I wouldn't take it as fact, but could be worth checking.   4. Currently have two jobs, not including property. By day I work for the family civil engineering company which specialises in the providing ground works package to principal contractors. Work includes foundations, drainage, tank installations, paving, kerbs etc. In the evening I organise running groups to help people start running who have never done it before. I have been doing this since 2012 and have had a lot of success helping a lot of people. Anyone looking to give running a go who wants a 5k training plan, give me a shout and I'll e mail you a copy.   5. I didn't think to check the app store, I'll check that app out Richard, it sounds just what I was looking for. Its always good to have a visual representation of your goals, the more you can visualise them the more likely they are to become a reality. In the past I have resorted to magazine clippings, technology has moved things on a bit now.

  7. Simon - I know the area and know a very good architect, if you want his details I am happy to pass them onto you. You might struggle getting develop on the land behind due to current lack of access and the growing animosity in the village to new developments. I know couple of local builders having serious issues gaining planning. If the property is going to come up for sale, I would be interested in having a look, as I am really into restoring old properties, currently restoring a cottage dating back to 1730 in a near by village.

  9. Apologies if this has been brought up in a previous post, I did a search and got no results. It had been recommended to me to do a dream/vision board to help with visualising goals and a bit of inspiration and motivation. While searching the internet I have come across a really useful site. Its called www.visionboard.me You type your idea, thoughts or specific image into a search box and it brings up numerous imagines from around the web for you to choose from. You then simple drag and drop the ones you want to use. Its amazing how many ideas pop into your head once you have started. You

As well as the podcast the two Robs do I listen to Inside Property Investing (www.insidepropertyinvesting.com/podcast/) Really enjoy listening to the different stories of a wide variety of people who have made an income from property, in a variety of different ways. I tried listening to Entrepreneur on Fire, but had to knock it on the head after a few episodes, its too American for my tastes.   11. I am not sure if this is only happening in my area or if it is a national thing, but my local agents are starting to sell most of their properties via Modern Auction terms. It is one agent in particular, but a few of the others are starting to jump on the band-wagon. The properties are advertised in the same way, some get listed on an online auction and others are listed as going to a bi-monthly auction. The majority get sold prior. The key difference appears to be all the fees are payable by the purchasers, which are 5% + VAT at 20% with a minimum of £5000+VAT for all purchases under £10
  12. I do like property bee, but it seems to be constantly crashing lately. I primarily use chrome so this extension is a valuable addition.

  14. Be careful to read all the auction terms and conditions Alex. The local auctions to me have stated using "Modern Day Auction Terms and Conditions" not sure if this is a real thing or if its something they have made up. But they add 5% + VAT to every sale, with minimum fees being £5000+VAT. These fees can soon turn what looks like a bargain/BMV into something not so attractive.
  15. Hi James, Have you been to the Hull PIN meeting yet? I went for the first time last week and there were some good contacts there. Rob and Nicky McPhun who run the event are very knowledge of the Hull area and the people to trust and who to possibly avoid. I would recommend you go along to the next PIN and/or get in touck with Rob or Nicky. Rob was interviewed recently on The Property Investor Podcast, might be worth having a listen to that. I live faily locally, just the other side of the river.
