  1. I agree on the suggested areas. The ones you've named, do go look at them. Have a drive round and at night too. Not the greatest choice but it's also why you are finding property for that value too. Cheap property can attract cheap tenants. Be wary.

  3. This is great thank you. I went to see a mortgage broker today who told me most investors do Interest only mortgages too. Is that the case? Why are most not wanting to pay them off? Thats why I'm confused. Buy to let putting £50k, a 2.92% interest with lenders Accord. The houses I'm getting for around £150k-£160k are great and rent quickly with professional tenants. I feel I've been doing it wrong by NOT leveraging any of them.
  4. Look up north. West Yorkshire. I'm in Wakefield and investing here. The houses I rent out get snapped up really quickly with good quality tenants too. Easy commute into Leeds. 2 great train stations here too. Houses still good value to invest in. Bought 4 more in the last 12 months. Rents slightly higher than market average but houses are really nice with low maintenance gardens etc, we are attracting professional tenants who are all looking after the places really well.
  5. Thank you. We've taken the plunge and bought it cash. Will still go up in value as the houses around it are all really nice too. I guess can always borrow against in in future.
  6. Forgive me for my naivety or if this has been discussed already. If you had £150k for a 3 bed house in a nice area, would you buy out right or split money to buy 2 properties with finance? (House would only need decorating) Obviously, £800 a month income would be good but would we be missing a trick not borrowing??
  7. Good idea to look local. Most of ours are on the doorstep and easy to drop in if a problem. And we drive by periodically to make sure no wild parties or orgies happening. :-)
  8. Fantastic goal. Thats how we started wanting the same. It was on top of the whiteboard "Financial Freedom", so we looked at it daily. I suggest you do the same. Be a great landlord and work to keep good tenants. Stay on top of issues and repairs and have a side hustle to allow saving and but more with. Good luck.
  9. Hello, We have been buying Wakefield, West Yorkshire where prices have been steadily rising here. We managed to hit the financial freedom target from property income, but still enjoy working the day job which is funding buying more. The ambition of getting a better yield than 6% - 7% we are currently getting, on the next purchase. Any ideas in West Yorkshire would be welcome. Our strategy was always to be great Landlords. We act fast when an issue arises and often enhance the property even when tenants are in, giving them low maintence gardens and make parking easy. USB sockets in the kitchen and bedrooms, new carpets and one of the other things we do on all of them is have the lofts professionally boarded with easy access wooden ladders. For the £1200 we paid on each property, the tenants may and do stay longer as they don't feel like they are out-growing the house, as extra storage in the lofts allows them to store things out the way easily and safely. Not sure what else we can tell you of how we do it but happy to answer any questions or take tips on other areas in West Yorkshire you think worth considering.
  10. 11% Return? Thats awesome! Congratulations. Might have to look further a field. Currently in West Yorkshire and investing here for 6% and feel I should be doing better.
