  1. Great info from Tim above! But in regard to communication i disagree. We all know mistakes are made and sh*t happens but you emailed on Monday and by Friday still no reply? For me that would be unacceptable, you need to politely point that out. What else is being missed? Agree about rent though, it's always a trade off between keeping the rent at market value and good tenants happy. As has been said many times, a good tenant is a valuable asset and better in your property than in someone else's! ;-) On the face of it, if you haven't raised the rent for 3 years a rise could be fair
  2. Agree with all the above. I also try not to raise rents with current tenants, i usually leave it until they depart and raise to match the market rate to the new tenants. That being said, average stay for me has been around two years. Unlikely the tenant doesn't know the market rate for the property so sit down with her and hammer out a deal. Tell her she's been a good tenant and you don't want to lose her but you've gotta eat! ;-)
  3. ...very useful post Tim and i agree. If i was a tenant moving into a flat in London i'd seriously consider changing the locks too. As it happens, i checked the new Tenancy Agreement and it already has a clause stating the tenant must get permission from the the landlord to change the locks and agree to a spare set of keys going to the Landlord.   5. Happened to me when i bought my place, loads of mail for MANY previous tenants dropping on my mat. Return to sender worked quite well Best of luck
  6. Hi, i've just agree a rental on my London flat. The tenants have told me they'd like to change the lock on the front door. I sympathise with them and they will foot the bill. My question is that i have always had a spare key to all the properties i've rented out over the years, is it normal for me to ask for a spare? Is there any legal position on this?......and while i'm on the subject, how many keys is the landlord obliged to supply to a single tenant, do i have to supply a spare? Cheers

  8. Hi, i'm a fairly experienced landlord of 38 years from London. I have been offering a house or apartment to rent for most of that time, usually my own while away working overseas. Currently, i have a one bed apartment in London, Docklands which i bought in 2014 and i've been renting that out for the past 2 years. I self manage remotely, which is easier for apartments it must be said, especially newer ones. I'm 60 years old and retired since renting the apartment in London. After finding a tenant i decided to travel some of the world taking in S. America, Mexico, Balkans, Turkey, Caucuses
