    Thanks Debbie. I will be purchasing my own within 3 years so that's good. Does that mean purchasing a BTL won't affect the resi purchase (that's my main residence)? Thanks for your help

    Stamp Duty Query

    I bought a house 3 years ago but had to sell at the end of last year (I don't have any properties now). I thought i'd use the equity gained to purchase a BTL property before purchasing my own to live in. With that example, how does stamp duty work? Will i still have to pay 3% when i come to buy my own property in a few years time? I've read that it doesn't apply if it's your 'main home' but i can't seem to find any concrete info. I don't think many people get a BTL before their own property so it's a bit backwards. Any advice would be great.
  4. I'm looking at potential BTLs in Nottingham (few different areas) and saw that landlords may need a selective licence to rent out some properties. Is this for any property in Nottingham or is it based on particular locations? I've looked on the Nottingham Council website but can't actually see who this applies to? Also (while i'm here) does anyone have any advice on areas with a budget of around 100k? Thanks, Phil

    Oh Hey!

    After reading Rob & Rob's book, listening to some podcasts and spending most of my working day googling property related things, i'm hooked. I haven't invested yet but have a bit of cash that i'd like to invest in a BTL property. I'd like to recycle my cash to use for a second property once i'm invested with a view of taking about 70% back out if possible. I'm based in two places: Lichfield & Solihull (it's complicated...) and ideally want to get somewhere that's within an hours drive. I've been looking at Nottingham (seems high capital gains and high yield) and also Stoke (because it's cheap). I'd love to hear from, or have a chat to anyone that's in a similar position. I'm looking to get started anytime now to be honest (if the right opportunity arises obviously)
