  1. Hi Kieran, Welcome and congratulations on your promotion and taking your first steps into the property world. In terms of how much you need, this is all dependent on what you what to spend and how much you can put aside etc to start out. With location staying local has many advantages and means you know the area well especially for your first investment but again this is completely up to you and if you what to venture out a little. Many people self-manage their properties I don’t see why you can’t, you may need a little help as its your first investment but sounds like you have done a lot of ground work already so I feel like you can definitely do it.
  2. Hi Adam, Great to see that you’re looking to invest in property! Are you local to Nottingham or Hartlepool? Both seem like good viable options. It is down to what you want, do you want cash flow, or do you want a good capital growth and less cash flow? Would you want to start slow with one property or build quickly and have two?   3. Hi James, Great post and congratulations on a very successful portfolio, and at the age of 25 it’s great to see that there are young investor out there. I understand not wanting to take the wrong foot but you sound like you know what you are doing. You have thought about what you can potentially do and are wanting to do something with it which is the first step. I think you are a successful investor and have a good head on them shoulders. Do what is best for you and what you want and I’m positive you will succeed in you next venture.
  4. Hi Hemantmistry, Great to see that you are considering investing!! Is Woking local to yourself? You can find plenty of properties with decent yields in Woking, and as you said it has excellent links to London. I hope this helps, and if you have more questions don’t hesitate to ask.

Where about are you located in the North West if you don’t mind me asking? Burnley is a great place to invest and in my opinion currently one of the best places in North. What type of property are you looking for?

  7. Hi Keith, Well done on thinking ahead and having a plan in place. Also, congratulations on taking the first steps into your first BTL. What is the best option for you? Would you like to have a property in London? Do you know which areas in the North you would like to invest in? Do you know the areas well? Take in to consideration how you want to manage the property. It’s all down to what will be best for you in the long run, I believe any property is a good investment.
  8. Hi Lynsey, Welcome to the forum! It’s great to hear that you want to continue investing! All the areas you have mentioned are good investment opportunities. However, if you are unsure about investing so far North and the amount of knowledge you have, it may be better to stay fairly local and build up your knowledge from there. Also having properties closer to yourself means they are easier to travel to and you will know the area better (as you said you are originally from Essex/Suffolk). Once you have started out you can always choose to invest further North if you feel you want to. Essex is a great area to invest in and there are definitely some BMV properties there that you could invest in. I hope this helps you and that your property journey progresses!
  9. Hi Laurie, Great to see you are expanding on your portfolio. Sheffield has good potential high yield and capital growth. What type of property you looking for? Also, are you concentrating on yield or capital appreciation? (Both can be achieved but is good to concentrate on one in my personal opinion) Are you currently looking at other areas you may need help with?

Question, I know you are looking up north have you looked at any areas closer by or in the outskirts of where you live? (Apologies if you already have) just because of the point you made of doing you own due diligence as would be easier if the location was closer by maybe? What areas have/are you looking at?

  12. Hi Oliver, Welcome and congratulations on taking your first steps into investment. Great that you are looking locally and to areas close by, is always a bonus to know your area well and have easy access to your property. May I ask why do you think there isn’t much demand for HMO in Lancaster? With Management fees, you will have fees with any agent you go through so just shop around a little and compare prices to what is best for you.
  13. Hi Eve, Welcome to the forum and great to see that you’re looking to invest!! Generally both Hull and Manchester are great places to invest in. Where are you located? You could consider looking at the outskirts of these cities or somewhere close to yourself to see if the prices there are more suitable. “I’m looking for my first couple of investments to be high rental yields” Good to see also that you know what you are looking for in your investments. In terms of BMV there are some on the market that don’t need refurbishing, but then others need a lot of work. It all depends on what you find and how much work you want to put into it. It may be worth looking at what properties have previously sold for in the areas to get an idea of what is currently BMV.
