  1. Hi Kieran, Welcome and congratulations on your promotion and taking your first steps into the property world. In terms of how much you need, this is all dependent on what you what to spend and how much you can put aside etc to start out. With location staying local has many advantages and means you know the area well especially for your first investment but again this is completely up to you and if you what to venture out a little. Many people self-manage their properties I don’t see why you can’t, you may need a little help as its your first investment but sounds like you have done a lot of ground work already so I feel like you can definitely do it.
  2. Hi Adam, Great to see that you’re looking to invest in property! Are you local to Nottingham or Hartlepool? Both seem like good viable options. It is down to what you want, do you want cash flow, or do you want a good capital growth and less cash flow? Would you want to start slow with one property or build quickly and have two?   3. Hi James, Great post and congratulations on a very successful portfolio, and at the age of 25 it’s great to see that there are young investor out there. I understand not wanting to take the wrong foot but you sound like you know what you are doing. You have thought about what you can potentially do and are wanting to do something with it which is the first step. I think you are a successful investor and have a good head on them shoulders. Do what is best for you and what you want and I’m positive you will succeed in you next venture.
  4. Hi Hemantmistry, Great to see that you are considering investing!! Is Woking local to yourself? You can find plenty of properties with decent yields in Woking, and as you said it has excellent links to London. I hope this helps, and if you have more questions don’t hesitate to ask.

Where about are you located in the North West if you don’t mind me asking? Burnley is a great place to invest and in my opinion currently one of the best places in North. What type of property are you looking for?

  7. Hi Keith, Well done on thinking ahead and having a plan in place. Also, congratulations on taking the first steps into your first BTL. What is the best option for you? Would you like to have a property in London? Do you know which areas in the North you would like to invest in? Do you know the areas well? Take in to consideration how you want to manage the property. It’s all down to what will be best for you in the long run, I believe any property is a good investment.
  8. Hi Lynsey, Welcome to the forum! It’s great to hear that you want to continue investing! All the areas you have mentioned are good investment opportunities. However, if you are unsure about investing so far North and the amount of knowledge you have, it may be better to stay fairly local and build up your knowledge from there. Also having properties closer to yourself means they are easier to travel to and you will know the area better (as you said you are originally from Essex/Suffolk). Once you have started out you can always choose to invest further North if you feel you want to. Essex is a great area to invest in and there are definitely some BMV properties there that you could invest in. I hope this helps you and that your property journey progresses!
  9. Hi Laurie, Great to see you are expanding on your portfolio. Sheffield has good potential high yield and capital growth. What type of property you looking for? Also, are you concentrating on yield or capital appreciation? (Both can be achieved but is good to concentrate on one in my personal opinion) Are you currently looking at other areas you may need help with?

Question, I know you are looking up north have you looked at any areas closer by or in the outskirts of where you live? (Apologies if you already have) just because of the point you made of doing you own due diligence as would be easier if the location was closer by maybe? What areas have/are you looking at?

Great that you are looking locally and to areas close by, is always a bonus to know your area well and have easy access to your property. May I ask why do you think there isn’t much demand for HMO in Lancaster? With Management fees, you will have fees with any agent you go through so just shop around a little and compare prices to what is best for you.
  13. Hi Eve, Welcome to the forum and great to see that you’re looking to invest!! Generally both Hull and Manchester are great places to invest in. Where are you located? You could consider looking at the outskirts of these cities or somewhere close to yourself to see if the prices there are more suitable. “I’m looking for my first couple of investments to be high rental yields” Good to see also that you know what you are looking for in your investments. In terms of BMV there are some on the market that don’t need refurbishing, but then others need a lot of work. It all depends on what you find and how much work you want to put into it. It may be worth looking at what properties have previously sold for in the areas to get an idea of what is currently BMV.   15. Hi James, It may take a bit more digging in Bristol but 4% net yield can be achieved or even more. That’s good that you have friends and family in Wales and that you have that security/ peace of mind, also you can pop in for a pit stop cup of tea along the way. Just remember to do what is best for you. You have good investment knowledge and have no doubt you will make the right decision.
  16. Hi James, May I ask what sort of price range you are looking for? And what sort of yield/ROI are you expecting? As there are some good deals in Bristol, but it can depend on your price and yield estimates. It is good to see you are considering other options. When you are looking at these other places you also need to take into consideration how easy they are to travel to for viewings, etc.
  17. Hi Tom, Definitely other perspectives are always good to have. You have good knowledge in the field I just think sometimes it’s good to have a reminder to stay true to what you would like. “When you say, Would you like to expand your current property and have tenants close by? are you highlighting is it wise to be living so close to tenants/intertwined? If so fair point.” Just something to think about as again that is completely down to personal opinion if you would like to have tenants close to yourself or not.   19. Hi Thomas, Congratulations on expanding your portfolio! Two great options and really like that you have weighed out the pros and cons. I think you only person that can give advice to you is yourself you will know what is best for you and how you like to work. Would you like to expand your current property and have tenants close by? Is selling the property going to be hard after conversion when you get to that stage or would you like a second property? Choose what works best for you.
  20. Hi Greg, Great to hear that you’re looking for your first BTL! Why are you looking at Nottingham, is it local to yourself? Generally, as Jay said Nottingham is a great place to live and invest in. You will definitely be able to find some great investments for up to 100k. Both the city itself and the outskirts are all ideal places. Think of where is best for you to invest. I hope this is helpful for you.
  21. Hi Gareth, Great to see that you are considering your first investment! It all depends on what you want. Do you want to release the equity and buy another property, or do you want to continue to save before buying with a mortgage? I was wondering what area are you located? Personally, I would want to get started straight away and now is definitely a good time to buy, so I would release the equity. Richard has also made some great points that you should consider, but at the end of the day it is down to what is best for yourself. If you are unsure, I'd say go with what feels like the safer option to yourself. This way you will be more comfortable with what you do.   23. Hi there Khalaj121, Wonderful to hear that you are wanting to get on the property ladder. Can I ask why you would rather own a BTL than your own residential home first? And why Hertfordshire/Bedfordshire? If you buy your own house first you could rent out one of the rooms to help cover the costs. This will also help you learn about property management and tenants more. This is just an option to consider.
