  9. Hi guys I have had an offer accepted, I have been given a quote from a solicitor but keen to see if anyone has any good ones they recommend, before I proceed. Also the estate agent suggested dealing with a local one I am guessing she gets a fee if I do but other than that are there any real benefits to it? Appreciate any advice or tips on this.

Evening Barry, thank you for your message I will note your points, however being based in North London and I’m remotely investing therefore I am unable to get down to the property as much so leaving it with a letting agent to look after right now suits me as time passes and my portfolio grows and have more time I will aim to self manage just right now I will be continuing to work to fund future investments. Your points are valid and I will keep it all in mind. Thanks Barry.

  16. Appreciate it my table is similar on both buying and renting. My yield is low due to factoring in lowest rent and highest purchase being conservative with it all as it’s my first time buying. Without sounding silly I have been quoted 12% + VAT from a letting company and they have suggested loads of optional additional things I can extra for. What would you say are the most important services to opt in for when paying a letting agent. Thanks in advance.

Hi guys, I would be using my first time buyers discount as I haven’t yet bought a place I rent, first for my broker she was the one who told me I will get the discount, broker fees are £600 that includes the application solicitor and legal fees £1,523. The place is spotless the current vendor has kept it in good condition and only recently put in a new kitchen therefore I wouldn’t need to do a thing which is what is attracting me to it the most, it’s about 15k cheaper than most properties in the area ticks a lot of boxes.
