  1. So I’ve just come across owner finance. It might be an option for me shifting my property. In desperation I’m considering accepting £110k deposit and £1000 per month until the balance of £290k is paid off. I know very little about this route, anyone here do it?

  3. Hello all One of my long term rental houses is occupied by a lovely family. They have been there years and have no intention of moving on. It is clear in the rental agreement that any work no matter how small needs written agreement from me. They have clearly broken the contract by landscaping the garden, tiled the floors, replaced kitchen cupboard doors, fencing and now I hear they are going to tile the bathroom. Now, this seems an ideal situation on the surface for a landlord but what negative impact could it have for me?

    I have considered demolishing the very far house and using the stone to create another floor on the bungalow, then maybe use it as a 7 bed HMO. I have considered splitting up the property and selling smaller plots to make it more affordable to the masses. I have considered letting it out as a whole. I have considered taking a substantial deposit (£30k) and leaving it with a small local inexperienced new to the game developer. With the balance to follow in 2 yrs. ive considered “we buy any property” type of company. I’ve considered living here, raising chooks and growing my own, “the good life” if you will. Whilst I’ve not ruled anything out, I think I’ll be bringing in a property finder next to see if they can shift it within the next 3 months. I would even happily sit on it for capital gains / inflation protection if I didn’t need to raise cash fast. 😐
  5. Hello JohnathanW, I’m in Leeds right now and can offer a little insight into Morley. This is a little gem of a town and can say investing in this area of Leeds is a wise move. Your figures and expectations are reasonable. There is a bit of competition here when buying and as a result the house prices are being pushed faster than many other areas. I would recommend going in with a strong offers and don’t dither. As you know it has great transport links. It is also a happy and friendly working class family town with good schools. I have made the mistake of selling a handful of houses over the last few years in Morley instead of holding them for capital gains. A few cheap houses that come up regular are stone fronted solid wall houses from the early 1920’s that are a pretty safe buy if they are damp free and have been maintained.

    Hello Mark, Being a stones throw from Leeds City center, the property is sat between industrial units and large student accommodation flats. At the front of the property you face a large popular green / woodland space. The two houses are on one deed, with the other deed covering a car park for over 20 cars. It was once a small holding type property with multiple brick sheds/storage units. It feels like it’s the middle of the Yorkshire Dales when you’re sat in the garden. Unique as you just don’t see these properties come up for sale so close to big city centres. Its just time sensitive for me and looks like I’ll be taking a BIG hit unfortunately.
  7. Hello all, I'm in a bit of a situation that's stopping me moving forward. I have a couple of rental properties that provides my main income, but I also have a property consisting of a large three bedroom bungalow that's in need of a refurb and a three bed house that's derelict (on the same Deed). I want to get rid of this property as it is too big of a project for me. Four valuers who have viewed it all agree it's worth £500k ish, but people who are interested in it all want to draw up plans first, give me a tiny deposit and if they go through with the sale it could easily take over a year to complete, but there's no guarantee it will. I think it would be unlikely that a private individual could secure a mortgage on this property. Are there any other avenues I could go down?
