  1. Hi I did some marketing of a rental on GumTree and was approached by 2 separate parties asking if I was interested in Company Rental. Rent to rent model I guess.   2. Would be interested to hear from solicitors on this - and what you mean by low cost - I have been quoted about 50% of full fee for the review of the particulars pre-sale; this to me is a prohibitive cost given the risk of not securing the property
  3. I'm not a lawyer but if you've served notice, they've not paid rent (key point) and they've left the property, I would think you're within your rights to change the locks.
  4. Does anyone have any experience/tips for securing property listed for auction before the auction date? Looking at property for BRR and auction lots look good, but I am not keen to outlay solicitors costs only to be outbid.
  5. Hi All, What method do you use to calculate the margin on a flip when deciding whether or not to proceed? I've had a look around and seems like the standard method is take the sale price and take a percentage of that, so for example on a £400k sale if my target margin is 20% then I need to be buying and refurbing the property for £320k. In today's market this seems impossible. Even a 10% margin seems highly unlikely. Thoughts/advice much appreciated
