  1. Hi Newbie, I'd be happy to have a conversation about options as well if you have not sorted yet. Short answer is that it will depend on the size of the project. There are many lenders still doing development lending, but it depends on your experience, and also the loan amount required. To get best pricing, you typically need to have loans over £1M, and have similar experience before. If a smaller loan, it tends to be some of the bridge lenders, which cost a bit more.   3. Hi Matt, I love your ambition and goals you are setting for yourself. Makes sense to me to target a stretch, as even if you don't quite get there, you'll be in a great position. If you are considering the development route, just make sure you do your homework. I've seen many first time developers fall into the trap of being optimistic on on end values (GDV), under estimate the build costs / program time, which results in them over paying for the site initially.   4. Hi all, I'm new to the forum, but have been listening to the Property Hub podcast for a couple of years now whilst running. I have been doing development funding for a challenger bank/P2P for the past 7 years, and have recently left to start my own commercial / residential development firm.
