    My career is in the not for profit sector, generally in or connected to supported living. I have project managed the delivery of more than 30 specialist supported housing projects for a diverse range of client groups and providers. Projects have ranged from house conversions to apartments to 100 apartment extra care schemes with restaurants, offices and community facilities.

    My wife and I became accidental landlords in 2008 and we bought our first BTL in 2015 off plan.

For example, I know only some of those postcodes will include a train station. But - no doubt - one of the projects the new Mayor of West Yorkshire will want to quickly progress is the much talked about Leeds tram system. So, if you are looking to hold and seeking strong capital growth you may want to target likely tram locations. All the best, Damian
  2. There are some great milestones in a property development programme and I got to check out two of them this week on my current development project, with the solar panel installation being completed and the start of the scaffolding being struck.

  7. HI James, reading between the lines I suspect you are possibly looking to invest outside of your home area. If this is the case or you are simply too busy to be able to visit site every week then I recommend the following: to consider appointing a project manager who can attend site regularly - if someone is not onsite every/most weeks and available on the end of a phone on a daily basis then your risk your builders prioritising other projects they may have over yours - which will quickly mean more time and more costs for you and less profit or worse a loss!. alternatively, you could agree a profit sharing scenario with your builder to keep them incentivised In respect of finding good builders, other possible options can include: asking local letting agents - especially as part of a conversation in building a rapport to select a future agent for your property (if you are using one) attending property networking events for your target area and asking people to recommend builders scanning social media property development posts that hashtag your target area All the best, Damian
