  1. Has anyone else noticed that some of our UK cities have moved their geographic location by some margin? I'd never realised before that Leeds was so much further north than everywhere else. Liverpool now appears to be in mid Wales and Manchester is in the West Midlands! I was relieved to find that Belfast is still in Northern Ireland however. I don't question that all these places are hotspots, but wouldn't want anyone to get lost trying to find them 🙂
  2. I currently have several Homecare agreements with British Gas for a number of properties. These cover issues with the gas, electrics, plumbing and drains, along with an annual gas safety certificate. Each year the premium seems to increase and they no longer seem inclined to offer a discount. Does anyone have any suggestions for other providers of these services, offering an affordable alternative?
  3. I really enjoyed this episode which was a refreshing change to most of the trash that gets pedalled out nowadays. You only seem to hear negative things in the news about Brexit and it's very easy to get caught up in it and feel gloomy yourself. The Rob's made some excellent points such as "you can choose how you feel about a given situation" which applies to pretty much anything and not just Brexit. If you zoom out and look at the bigger picture it's hard to imagine that in 10 years time this won't all be just another blip on the economic charts. As an IT contractor who was around
  4. Good morning Charles If they are good tenants and have been treating the property well for a long time I would be fairly relaxed about them getting a cat. If they agree to getting it cleaned professionally at the end of the tenancy that will save you the expense and make it more appealing to the next tenants. I suppose my only concern may be that the property itself was suitable for a cat and that it had easy access to get outside. Also, is it a cat they want to get or a kitten that requires toilet training? Best to discuss the details with them just to see how it would
  5. Hi Darren, what have you been up to in the past 6 months? You've not been idle I'm sure! This blog post is a great example of what can be achieved through hard intelligent work and also a warning to anyone who thinks investing in property with a small pot of cash is easy! I now own 4 BTL houses (mainly in the south Manchester area) which I have refurbed partly myself, but also enlisted help where my time / skills were lacking. I'm now looking closer to the centre of Manchester and I'm currently in the process of buying a city centre apartment. It's a different kettle of fish but ho

    Day jobs?

I know this thread is a few years old now, but like Barny who started it I am also in IT and have been for the past 20 years! Although I've enjoyed it in the main I do now feel it's time for a change and am currently in the process of buying my 5th BTL. I've managed to renovate these and get them rented out whilst working full time, and to be honest have enjoyed this more than the day job. I don't particularly want to constantly be doing refurbs but would like to utilise some of my other skills to move into property full time. I have great analytical skills and can do pretty much a
  7. Mark It sounds like you're in quite a good position financially and you should be able to buy one or two properties with your existing 60k pot. I'm currently about to buy my third and have just remortgaged my own property to enable me to buy a couple more after that. Once you've got a couple under your belt, you could then think about remortgaging your own property. It's worth having a think now about whether you'll buy in your own name or a limited company, but that will depend upon your personal circumstances. Hope this helps a bit. All the best,
  8. You say you are just buying your first property at the moment, I assume that is for you to live in? I don't know if it would be practical for you, but have you considered renting out a room to give you a bit more monthly cash flow to get started? Under the rent a room scheme you should be able to do this without having to pay any tax on the profits so just thought I'd mention it. Good luck Gareth
  9. Hi Victoria I was a bit miffed to find my previous tenant had acquired a cat without asking when I went to do an inspection. They genuinely seemed to think it was OK and were surprised when I mentioned that it wasn't part of the tenancy agreement. In the end they were very apologetic and there were no issues with any damage to the property. Having a cat and a dog myself, the two are clearly very different animals. We only have a dog because my wife works at home, as I wouldn't want to leave one all day on its own. If I had a tenant who worked from home I would consider
  10. Having listened to this on my way to work this morning, I found it very interesting, a bit like last week when Rob and Rob discussed their own deals. It puts all the theory into practice and it's really useful to see how each deal is appraised. I for one would be happy to see this made a recurring feature, once a quarter maybe?
  11. Hi Dave. I'm also in Halifax and have 2 buy to lets although not in the immediate area. HMO's are definitely an interesting prospect although I can see more legislation coming in for them. I've been to the Leeds and Manchester property meet ups now and found both very useful. Email me on Gareth.broom@gmail.com if you'd like to chat.
  12. I still believe that in the long term property will continue to provide good returns but do wonder what impact Brexit will have on foreign investment? The Chinese in particular have been investing heavily in Manchester but will they still have the same appetite without a gateway to the rest of Europe? Also, with the current divide between London and the rest of the country, will the northern powerhouse now fall by the wayside? Those in the big smoke could see the pesky Northerner's as being the cause of all their woes and decide to channel funding back to the capital. I'd be interested what

  14. To say I "enjoyed" this podcast is probably not strictly true as it's not a particularly pleasant subject matter. What was said, does need to be said however. I whole-heartedly agree with the comments made, with the numerical illustrations given being very succinct and useful. Personally I am self employed so am looking to property as a substitute form of pension for myself and family. I've thought about putting money into a pension several times over the years but have always been put off by the lack of control, despite the obvious tax advantages. I now own 2 buy to let properties and
  15. Graeme, This is something I've been thinking about too recently. If we did collectively decide to leave Europe, would that stop people from outside the UK still wanting to live here? I guess ultimately that would depend on whether or not they could still work here legitimately. I honestly don't know how much more difficult this would be in a "Brexit" situation, as like so many other things regarding the referendum, this doesn't seem crystal clear at the moment. Definitely one to mull over and like you, I would be interested to hear other opinions on the subject. I'm sure this will be a popul
