  1. Hi all, I’m just in the process of buying a property that I want convert from a studio to a proper 1 bed flat. I m planning on following the Buy Refurbish Refinance Rent strategy as it fits quiet well for this property and plan. I’ve come across precise mortgages Refurbish Buy to Let product and it looks prefect for this application, but I’d love to hear if anyone has any experience using this type of product before and if so, how was the process , was there any aspects to be aware of that aren’t so obvious setting out or any general pros’ and cons?   4. Anyone have any experience in dealing with Woodworm ?? In getting a bathroom refurbished in a tenement flat and there is woodworm damage to the flooring. I was aware when i bought the flat, it only looks minor but these beetles can be a nightmare to deal with but i got under the flooring pre-purchase and found the joists to be rock hard and seemed to be in good nick . I also got a quote to get it sorted from the surveyor who undertook the survey for the vendor which was a manageable £580 given the retention of £5K.   5. Hi All - just looking to see if anyone would recommend any builders based in and around Glasgow? Specifically looking for someone suitable for refurbing flats or houses, so they could fit a kitchen and rewire if required. I managed individual tradesmen in refurbing my first flat with some positive and not so positive results, and everyone seems to be very busy at the moment so looking to expand my pool of tradesmen for upcoming projects. Hi All, as the title suggests im Glasgow based and planning to officially start investing in property this year with my main strategy to be founded on Buy-Refurb-Refinance -Let single-let flats to start with, then move into HMO (Student market) and flips.
