  1. Hi Guys, Another question for you here. I was speaking with an old acquaintance of mine a week or so back and mentioned I was getting into the property game (Flips to start off) Anyway, it came about that he had access to the same amount of funds as me. The general conversation was around joining funds together and splitting everything down the middle including renovation work. I totally trust this guy and know he has a proven track record for his work. (His parents have 16 BTL properties and he does all the maintenance) So...... He has a newly formed Ltd co
  2. Hello there, I almost feel stuck and not to sure what to do but I will try and be as clear as possible. We are currently waiting for council to buy our property in london as they are currently renovating the local area (hoping to get about £350-£370k). When i say we that is my parents and i. The property we currently live in is under both my parents name and at this present time they do not earn any money and i am covering all outgoings. They have approx 29000 left to pay on a mortgage. I am at the age of 24 and a mortgage shouldn't be a problem in regards to age but pos
  3. Hey everyone, I'm a newbie to Property Investment and I've been listening to Rob & Rob's first episodes of the podcast (yes I've got a lot of catching up to do!). I noticed the list of Twitter accounts to follow is now an invalid URL. Does anyone still have the list of recommendations or in general any good accounts to follow for Property investment, thanks
  4. Good afternoon everyone! Looking for some advice. I'm currently in the process of purchasing my first property to live in. Once everything is signed, they've given me the keys and I've sorted all my furniture, I plan to rent one of the rooms (using the government lodger allowance scheme to claim the income tax free), to help me to continue to save towards my deposit for my first proper buy to let. My question is: what do I need to consider before renting out the room? I'm currently reading Rob Dix book 'how to be a landlord' and am not really sure if I can, or need to app
  5. Hello! So I'm a 24 year old that's been a little bit obsessed with getting involved in the property market for the past 3 years or so. I've had decent jobs, I've been travelling for the past year and now I'm back in the UK ready to 'start my career'. I've managed to secure a really good graduate scheme which I will start next week. Now the initial plan was to buy my first home within the next 8 months of working, live in it, do it up, move onto another home and turn this first house into a rental. Great. But this takes time and money. And I'm impatient and have little mon
  6. Hi All, Not sure if this post is in the right place however..... I am new to the forums and relatively new to the podcast also. My girlfriend and I will be attending our first Cardiff meet next week, looking forward to meeting everyone in the South Wales area! I'm sure we'll be able to get plenty of advice then but we're just trying to get a bit of a head start. A bit of history. I currently own my own apartment and to purchase this apartment I made use of the governments help to buy scheme. However, my girlfriend and I have now decided we are

  8. Hi All, Me (25) and my wife (22) are thinking about buying a property. I currently Work in Chandlers Ford as A design Engineer and we live in Eastleigh. We are starting to look at properties this weekend but wanted your opinion on where to buy. Budget: 250k max probably more around 200k We have been thinking of trying to get a property close to Eastleigh Train Station. Chandlers Ford is also an option but is slightly more expensive. I don't think i'm as keen on buying in Portswood but I could be wrong. Basically I don't know the area well enough to know 100%
  9. Good Morning All Property Investors, Up until now my strategy has been to buy properties to let, growing my portfolio organically by reinvesting any capital growth and excess rent. I started in property in 2015 and I now have 3 properties in Buckinghamshire, not an aggressive strategy but one that at this time works for me. With low interest, this going well and I would hope to add to my portfolio again this year. This is where my dilemma comes in – I am asking myself whether I should diversify my portfolio with a new strategy. I see the following
  10. Hi, I'm in the process of buying a second property (with a view to letting out my first), but when looking at solicitor quotes I get a complete mix of costs and what they include! Any advice on how much I should expect to pay and what are the essential areas a solicitor/conveyancer should cover?
  11. Can anyone help me with the following problem.... I own a tenanted but low value upstairs leasehold flat in a converted house of two flats. The downstairs flat has been empty for a number of years and is in disrepair due to a fire. It is boarded up and the council are aware of the situation although they say it's not dangerous. The owner is missing and bought the property without a mortgage. I think he will still be in the local area and probably out of work or in prison. I have contacted the freeholder's solicitors and received the following reply.... Further to our tele
  12. Hi all, I'm currently in the process of weighing up the decision of starting a LTD company to continue my property investing. The question I have is about paying the deposit in to the company from my personal savings. I understand I can "GIFT" funds in to the company but I then believe I will be taxed on these funds when I remove them from the company, I also understand I can arrange a loan from myself in to the company, which I should be able to withdraw from the company tax free? Am I correct? If so how do I go about setting up the loan, I assume it has to be documented? Will this effect my
  13. Hi Everyone I'm after some second opinions, 2 years ago I purchased my first Buy to Let property and I've just recently bought another, any maintenance or repair issue I've had throughout that time I've taken care of myself but its starting to get in the way of my work life! A friend of mine who lives out in the US owns 5 properties and he hires a property maintenance and repairs company to take care of any issues his tenants have and recommended I do the same. As much as I trust his word, I'm super paranoid when making these kind of decisions so I'm after
  14. Can anyone help? I have gotten in over my head here. I've been trying unsuccessfully to be a property sourcer as a way of getting out of my job, and been blessed with a deal that seems too good to be true. I'm trying to put it together, I have buyers in the pipeline. (potential other deals too) Vendor needs cash. So I'm looking at bridging loan or similar (buyer can put money in escrow account, so I can buy and then sell. This means I need to deal with Bridging loans, registering for VAT/Stamp duty/SA tax and that is all getting a bit daunting. I have found potential brokers, but

  23. I need to prove to court that I had a residential property on the market in 2008 or 2009. I can't remember dates or agents or anything useful to my case. The property is in Mansfield Nottinghamshire. I live in the US. Who should I ask? Where should I go for help? Unfortunately, the sale fell through. Would agents keep records of properties they marketed but did not sell?? Desperate need of your help. Thank you. Holly Warren
