  1. Hello, I am new to this site, thank you in advance for any advice. Next door have already done the work without planning permission, I contacted enforcement at my council to which now the neighbours have had to put in a full planning application . As the works are done I can see- none of the windows or Velux's are obscured or non opening. Four are side, two front, one at the back then the big dormers. The neighbours added habitable rooms. One of the rooms with a dormer is a bathroom. Apparently it is not covered with PD as the roof is enti
  2. Hi everyone. I am keen to get started in my investing career. Before I begin purchasing investments for myself, I am aiming to source deals for other investors. I would like to know more about property sourcing as I am very much a beginner. A few things I would like to know include: - What information should I gather from potential investors? i.e. areas they are interested in, types of houses/flats, number of bedrooms, strategy. - What do I need to budget for? - How to avoid being cut out as the middle man when the investment opportunit
  3. I've been investing in single lets and now looking at moving into commercial to residential. It would be great to be able to get some advice from someone who does this to understand whats required and if its a suitable for me. I have some experience of converting houses into various configurations so it does seem this is the next step.
  4. Hello everybody, It’s my first time here. I am moving abroad for work purposes for at least one year (possibly longer) and would like to rent out my 3-bed house. I am looking for a reputable property manager or a small property management company in London, Morden (SM4) area. I’d really appreciate if you could help me with recommendations and advice. Many thanks, Ollie
  5. Spotted this deal online, 2 bed for sale in Brinnington Manchester. Looking around I see area is not the best, however it is being sold for £95,000 which I can imagine I could bring down if I was a cash buyer and as its been on market for nearly 2 months. So presuming I bought at 95k, I was thinking of doing a refurb and flipping for 125k? I'm thinking 125k as looking on zoopla, I can see a property few doors down (in decent condition) sold for 124k few months ago. F Furthermore I first found its time on market and the fact its price has been decreased concerning, but t
  6. Hi everyone, This is my first forum post so thank you in advance to anyone who replies and provides feedback, greatly appreciated. For background, I am currently at the infancy stage of a building project, the first maiden voyage of many I hope (not replicating Titanic though). The framework of the project is to raise money from private investors in the UK and Rep of Ireland which would subsequently be invested in selected sourced properties through reliable sources / developers who I have met and built relationships with. The project would involve buying BMV propertie
  7. Hello, my name is Ashley and I am 23 year olds. I purchased my first property 2 years ago it was to live in but was in need of a full refurb. Literary the full works, so before moving in I hired a few builders and a year later moved in... new electrics, fibre glass roofs, kitchen, converted from 2 too a 3 bedroom, two new bathrooms, new garden fencing and done lots of painting. I purchased for 54k and spent around 22k and recently had it valued between 100-110 but the estate agent advised it would be a quick sale at 95k. So I have really made a minimum of 19k and maybe more.
  8. Hello, I am new to this forum and require help as my fixed rate mortgage is coming to an end this month. if anyone can give me any recommendations/help i am all ears. Nice to meet you all. Tejal chohan
  9. Hello everyone, I'm at the start of my property journey and I'm looking at generating an income from an HMO. I have around 25-30k to invest and need advice on how to finance the rest. I'm based in Norwich, Norfolk and through research these types of property range from 150-200kish. Any help would be greatly appreciated.
  10. Hi, My girlfriend and I (Kirsti and Sam) have been to a sales seminar about making money from property and with a bit of research have decided not to go on their training course/sales pitch. We have however decided that we want to get into property investment for our future and to become financially free (hopefully), we have together done up a house already and have some equity in it and we enjoy the renovation side of things. Looking into some strategies we think starting off with a flip or 2 to build up our cash is the way we would like to go before getting our portfo
  11. Hi everyone, this is my first post and I have not yet got any properties etc, I am just planning to save some money up to someday start my career off as a landlord. I really want to save up £20,000 within the next two to three years (I've worked it out and can do it.) And then I would like to purchase a cheap but sturdy flat to rent out at £70,000. I've heard that there are mortgages where you're not required to live in the property, called 'buy to let' however in the UK, I can't find ANYTHING! Does anybody have any general advice for me or know a company of which I ca
  12. Hello Hubbers, I'm an excited, cautious, optimistic, newbie here, and loving what I'm seeing so far. I'm already working my way through the many ace podcasts, blogs, tutorials, vids, plus anything else I can get hold of to learn more about property investment. I've read/listened to many audio books on the subject up to now, and plan to keep the learning going before hopefully making the jump next year. I've gone from books that are essentially just an up sell to property investment courses promising you the world, and of course Rob D's excellent (and more realistic
  13. Hey all, We are looking at the potential of investing in new apartment developments under construction in the centre of Liverpool and Manchester. This is outside our comfort zone of purchasing typical housing and would welcome any advice. The investment companies/agents websites, promise 6-7% yields and near guaranteed lets. Is this sales patter or realistic expectations? Any positive or bad experiences? Property Investment/Agent Companies to avoid? Specific risks associated with this type of investment? What type of apartments
  14. Hi guys, I am currently preparing to purchase my first buy to let property and need some remortgage advice. I will be carrying out some refurbishments to increase the property value immediately and looking to remortgage, in order to regain some of my refurb costs and put the money towards another buy to let deposit. Could anyone please tell me how soon after I purchase the property, using a buy to let mortgage, can I revalue, remortgage and release the new equity. Thanks, Jay
  15. Hi John here, I'm looking for a bit of advice regarding property in general to see if its something which would make financial sense. I've looked at it in the past however with lack of funds it hasn't been viable. Recently I have come into some inheritance due to a family member passing away and instead of spending it, I would like to invest it into something that will continue to grow. Little about me - 24 Years old, Salary 20-25k, Lump Sum £125k. What I'm Looking for - - Should I invest in a house or flat?, I unders
  16. Hi all, Getting close to purchasing our first btl propertyo need to start thinking about setting up properly. Can anyone recommend a good broker that would be able to advise on below 50k mortgages? Thanks in advance, Bob
  17. Hi, my name is Stephen I'm 22 and live in the Midlands. I've recently (last month or so) have been looking into property investing. I have next to no experience or knowledge or Captial. so it's looking to be a good few years before I can do anything. in the time while I think of ways to make the Captial to start. that gives me lots of time to Learn as much as I can. this is what brings me here. been listening to the podcast and love it! 18. Hi I'm Laura and I'm new to the Property Hub. I've been training in property for about 18 months with my mentor (my background is in project management). I wondered if anyone had any good tips on how to find JV partners. I've been attending a lot of property and business networking events but so far haven't found anyone to work with. I've secured a piece of land using a purchase option and am currently applying for planning permission. If all goes to plan I'll need a JV partner in approximately 6 months time. Any tips anyone can provide
  19. Hello, I'm Jacob. Apologies if my question isn't the smartest but I've been thinking about it for quite a while. So, as an investor you'd be focused on the ROI when you're looking for a deal. But, there is a part I find tough to understand. For e.g. I find a great deal, I buy it with interest only mortgage at 75% LTV and it's 10% below market value, the net yield is 8%. Everything seems great. The mortgage period is 25 years. Then, fast forwarding 10 years ahead, my property value has doubled now. Is it the time I should be considering to be switching it to a repayment mortgage and incr
  20. Morning Guys and Girls, Reading over a lot of the previous threads in reference to the difficulty of obtaining a buy to let mortgage if you do not own your own residence and seeking a little advice. I currently have a property which was converted into a buy to let for the last 3 years or so after moving away from the area. I am now renting with my partner, but plan to sell the property to release the equity to hopefully purchase multiple properties on a buy-let basis. So my question is, would my previous Landlord experience be taken into account when appl
  21. Hi, this is my first time posting on here, and would love to get some opinions! I've got a couple of BTLs, own my own home, and am expecting by the summer to have a reasonable pot of cash (£300-400K) to accelerate my property journey. The thing is, I have separate non-property business so I don't have a great deal of time (evenings & weekends). I'm trying to work out the best strategy both for cashflow now & compounding/reinvestment longer term, but don't want to directly project manage refurbs, or HMOs. I'm also comfortable that I'd be able to assemble a good team (my oth
  22. Hi all, What have I done in property so far? - Attended plenty of local talks - Researched about HMO's online - Listened to this podcast and a few others. Plans for the future? - Own a 2 bed house by 2019, after uni. Live in it and rent out other room. Skills or knowledge I possess: - Digital marketing - SEO I wanted to ask all of you, what do you think are the next best steps for me to take? I'm thinking that for me it's really important to find a mentor? But I'm struggling to find one. Any ideas? Thank's fol
  23. Hello, If two people buy a property for say £60K, so each person pays £30K ( <£40k) Will there be a 3% stamp duty cost? (assuming each person already has a property) Thanks Howard
  24. Hi everyone I am looking for advice on how to finance my first investment property. At the moment, I am time rich but do not have the cash required for a standard deposit. I understand many people use JV deals to invest in property. However, since I have no experience as of yet in investing, if someone wants to put their cash into a JV they will want their partner to bring the skill set which I cannot. I also do not have any family members or friends who have the money to invest. It makes me wonder how people without the experience or cash can form a partnership with someone who ha
  25. Hello I’ve been offered a retirement flat at a really good price, it needs a new kitchen and bathroom. I can get the work done easily. Has anyone got experience with a retirement flat? Do you need to be a certain age to buy them? Thanks Howard
