  2. Hi, I'm currently looking to buy a house to live in Leeds (Have rented there for 5 years) with a view to letting out rooms under the rent a room scheme tax free. I think this probably a good way to dip my toes into property and believe it can be a good investment if done right. I have £30k saved. I would greatly appreciate if forum members could critique my strategy/thinking and offer up any advice. Especially keen to hear it anyone has done something similar and any learning points etc. One specific question I have is around what people would consider the m

  5. Hi everyone. I'm an 18 year old from Glasgow aspiring to become a successful property investor and trader. My focus for some time was to save up enough money from my full time job to begin a JV with an investor with slightly more experience than myself to 'flip' a property. This was intended to be my first project. However, I've recently come across 'Wholesaling'. I'm looking for advice and some knowledge on how the wholesaling process works here in the UK. I believe wholesaling to be (in the basic form) the process of identifying a good property investment opport
  6. I turn 19 next week and I've always dreamed to see myself well established in the Real estate business since i was younger, I got myself into the construction trade to train as a carpenter to try and make my dream a closer reality working alongside the boss, i'm still currently training. I've read a lot about flipping single family homes as that's where i see myself getting started but i'm not sure where to get started on building the funds. I will have £2000 next week to invest in gaining the funds through mutual funds, stocks and Real Estate Funds to split my risk and gain knowledge of diffe

  8. Hi, i'm looking for some advice. Myself and business partners (all professionals within the construction industry) are about to purchase properties in the South Wales are and to date have worked on strategy, business plans, locations, types etc etc. We've taken some advice independently (locally) but wondered if anyone has any other suggestions to raise the funds to commence our goals for succeeding. We have a plan which we want to achieve and it basically commences this year (Now) after much pre-commencement work in terms of plan for succession, business plans, targets etc.
  9. Hello there, I almost feel stuck and not to sure what to do but I will try and be as clear as possible. We are currently waiting for council to buy our property in london as they are currently renovating the local area (hoping to get about £350-£370k). When i say we that is my parents and i. The property we currently live in is under both my parents name and at this present time they do not earn any money and i am covering all outgoings. They have approx 29000 left to pay on a mortgage. I am at the age of 24 and a mortgage shouldn't be a problem in regards to age but pos
  10. Hi everyone, I have a LTD company that I wish to buy my first BTL through. I have a property I wish to buy, however the developer has a 28 day deadline for exchange and from what I've heard LTD BTL mortgages take longer to arrange. Does anyone have experience of this? What would happen to my reservation fee? Many thanks! Hans

  12. Hi all, Hope you can help! I own a leasehold flat with a remaining lease term of 84 years. Myself and the other leasehold flat owner would like to buy the freehold. The management company that currently own the freehold want to charge us a fee just to get a quote to buy the freehold - is this normal? And if so, is there a 'fair' price to be aware of? The flat is based in Kent, can anyone recommend a good solicitor to deal with the lease extension? Thanks very much in advance Ohil
  13. Hi everyone, Myself and my cousin (both based in London/SE) are looking to take the plunge into property investment. We have managed to save up a modest £25k to purchase our first property and go from there. We want to use this first investment as a way to get ourselves up and running and to get used to how everything works. For tax reasons, we have set up a LTD company which we aim use in the future to pay ourselves a salary which will replace our future income (the dream!). My question to you all - can anyone give advice on the best area/type of propert
  14. Good Morning Everyone, Simon & Matilda here. We are a young couple living in SW London/Surrey and we are looking to make the jump into buy to let property investment. We are in a very fortunate situation where a fair sized family loan could potentially help us grow quite quickly, assuming we do things properly. We have little or no experience in property although I (Simon) works as a construction surveyor so I have a good building knowledge. We are looking for any advice from people who have made success from a similar situation. What to d
  15. Hi Everyone, After years of being interested in properties and also months of listening to podcasts/reading the forum I now feel that I am in a position to buy my first investment property. Firstly, a little bit about me, I’m 34 and married with two young children which means I don’t have a massive amount of spare time on my hands. I’m currently living in Bolton and have done so for the last 10 years. I have good knowledge of the Bolton area and I’m currently researching surrounding area’s such as Wigan and Blackburn. I have approx. £30 000 to invest, my ini

  17. Hi I'm new to this and would like some advice: - How do I get my posts noticed?! I am not getting any responses... am I doing something wrong? - We are selling our property in London and plan to use the money to reinvest in BTL in the Midlands and beyond. - As a start I'm looking at a holiday let as an investment 1) because of the tax advantages and 2) my family and I can use it every now and then (so an investment with perks) - We have found one being sold as an ongoing business very close to Robin Hoods Bay in Yorkshire. Call it Karma, but we saw it whe
  18. Hey All, I am just about to begin investing in my own property portfolio. I have now saved enough for a deposit on my initial buy-to-let property (at last). I work for a property developer specialising in student accommodation on a national level. I am a chartered project management surveyor with the RICS. So, I have plenty of relevant experience in developments with GDV's ranging from £1m up to over £100m. Currently, I am managing two projects in Sheffield due to complete in September 2017. One a 63 bed studio apartment development, and the other 130 bed development of
  19. Hello, everyone I am looking at a new HMO property (including 6 studio flats), the owner is selling the flats as separate properties. The rental yield is about 6-7%, which is quite good. But I am a bit sceptical about how does it work when a normal terrance house have 6 different owners, assume most of the owners will be letting their HMO out, so there will be 6 landlords for one terrance house turned HMO. All sound very chaotic to me. Can someone show me some light on this situation? Should I be worried? Thanks a lot! Tina

I have come across a site offering conveyance serivces called myhomemoveconveyancing.co.uk Has anyone used these services, and how would they compare to local solicitors or other firms? Will be truly interested to hear your experiences so that can help me on my journey. Thanks! Luz
  21. Hey everyone, my name is Francis and I'm currently a student at university. I've been looking to start investing into property, acquiring my first asset either this year or early next year. 22. Hi, About to start our property investment journey. Michelle (my wife) and I quit our jobs a year ago following a personal set back and decided to travel the world, something we wanted to do for a long time. It really allowed us to take a pause out of the rat race, take a deep breath and stop and think about where we were in our life. And lo and behold we realised that we had been focussing too much on the traditional criteria of success and not focussing on ourselves enough. We also realised that we had financial freedom within our grasp if we made some radical but common sens
  23. Hello, Everyone. I am new to property investing, I thought about this idea for years, never get started. I have £150k cash sitting in the bank that brings close to zero interests. It is quite a lot of money, I wanted to use this to invest in and around London, but the money just doesn't seem to be enough. I thought about going further up north, where it is cheaper to buy, but then I will be going to north often. I don't know if that is practical.
