  1. So. I’ve finally managed to figure out what the right strategy is for me once my deposit is saved. May father did tell me that he was willing to borrow me £20,000 towards my first project but as much as i have a great relationship with him I feel borrowing money from him for a first project is not a good idea. I can currently save 1,500 a month so it’s a better idea to just wait 17 months for a healthy pot to start. My strategy is for my first property to get a BTL mortgage and buy a house with the BRR model in mind as it’s slightly less risky than getting bridging for my firs

  4. Hi all, I want to set up a HMO within the next 12 months between 5 and 8 rooms for the professionals close to a town. Good spec and furnished as I want to get the most out of my investment.   17. OK so I know a perfect area will never exist but I’m interested to hear what factors people would consider when choosing an area to flip properties. My thoughts are: an area with the lowest amount of investors so there’s less competition for deals therefore a higher % owner occupiers to buy your property at the end enough of the usual fundamentals (jobs, transport etc) to make the area desirable and also to have the rent out back up option Reasonable turnover of houses and not too many new builds in the area Or is the area not actually that

  23. Hello Everyone, I was wondering if anyone who regularly undertakes buy to sell property flips knows what insurances are required? If one was to hypothetically purchase a house through a limited company for the sole purpose of refurbishment and resale, is it necessary to take out specific site insurance? I gather basic home insurance isn't suitable and often cover is void during periods of refurbishment? I also understand that your contractors insurance wont cover you either? My fiance and I are in the process of completing on a property (flipping project), however with high aspirations of a flipping portfolio and a buy-to-let portfolio, I really need some tax advice.
