Wondering if anyone has any advice or tips for properties, prices seem to be rocketing up. 3. Merry Christmas and wishing you all a prosperous New Year for 2016 I'm a construction professional living in Sale, Cheshire and currently working in residential Project Management, I have worked in Construction my whole working life and have been in the research phase of my property investment journey for a few months now whilst assembling funds for my first investment property. 2016 is my action year I believe the property market is about to take off and aim to have two properties by the end of the year. As my current job is very demanding I am therefore interested in speaking to property
  4. Hello Guys, New to the forum and looking to meet some great people on here. I own a small Architectural practice in Liverpool that has the pleasure to work on some brilliant projects in the North West. In the past few months, I have set up a construction company with some excellent people who have huge experience in the industry. From applying these two together we hope to invest into our Ltd company which will hold property. We hope there are people out there who like us are willing to share knowledge to help the property journey!
  5. Hi Guys, New to this forum and property investing in general. My fiance and I are in the process of completing on a property (flipping project), however with high aspirations of a flipping portfolio and a buy-to-let portfolio, I really need some tax advice. My fiance and I are both higher rate tax payers and from reading up, I believe a Ltd Company formation would be the way forward for the buy to lets and even possibly if we flip more than one house a year. Any comments or suggestions are very much welcomed, however a property accountant in the Merseyside
  6. Hello, I am currently conducting research on the topic of energy efficiency in the domestic private rented sector. If you own and rent out a property in London or Liverpool, could I please ask you to take part in this short survey? It is completely anonymous, which ensures your confidentiality is protected. https://annatsvetkova.typeform.com/to/rJhjno I will be happy to send you a copy of the finished study, as you might find the results useful to you. I would really appreciate it. Thank you Anna

    Bootle

Has anyone looked at the Bootle area of Liverpool? I have come across what seems like a genuine -25% BMV deal, but it appears prices in the area have been stagnant for a few years, while the number of sales has also stayed the same. I'm looking to flip, so don't really want to get stuck with a renter. Any opinions on the area?
  8. Hi, I am fairly new to property investment. To begin my journey, I wanted to start my portfolio with cheaper properties - where there is a decent return. I recently brought a 3 bed terraced property in Birmingham within the B21 area. This is just off soho road, not far from the city centre. From what I can see from rightmove and from speaking to agents, I would get this property rented for about £600 pcm. I think I will be going down the route of renting it as a whole house perhaps to a family. It's not a nice area but people and families still live there and the rent at £600 still provides
  9. Hi All, Just a quick introduction as I will be reading through the forums and possibly contributing anything I can. My Name is Mpf, based in north Liverpool and a part time investor. I currently have one property (4 Years) and just waiting on completion of a second. I also work full time in IT. So far I've stayed on my doorstep for investing but will start looking further a field in the future. I have a huge love for apps and productivity tools, and love the resource of the week (thanks guys) I will hopefully post some of my resources for sharing. - Thanks Rob & Rob been listening
  10. Hello All, I am 24 years old and have owned my own house for 3 years now. I have decided to take the plunge into going into property and have just had an offer accepted on a property for Buy to let. I was wondering if anybody with more experience than me can give me advice on starting off building up a buy to let portfolio. My idea was to start off with an interest only mortgage so that i have minimal outgoings using profit from the rent to build up another deposit quicker and so on until i have 2 to 3 properties on the rental market and am more comfortable financially to increase my outgoin
  11. Hi, I'm new to property hub, but not new to the podcast, which I love and listen to avidly :-) I just bought a flat in Liverpool City Centre, which was quickly tenanted. But apparently there's no hot water. I live in Kent and need someone I can call on on an ad hoc basis. Landlord Solutions have been brilliant, but they are very busy, and normally assist letting agents rather than private landlords directly. I'm reluctant to have the property managed by a letting agent, not least because I'm only just covering the mortgage with rent. Can anyone recommend someone who can have a look
