  2. Hi All I am looking to start into property investment and have roughly 30-40k to invest with At the moment I am investing alone but possibly will have 1/2 friends who we will join up as a JV. If I am looking to do by myself (which is on the cards at the moment) I am thinking of making a purchase in either Manchester or West Midlands I have seen some properties which are perfect for BTL (short journey into city centre or main station) and in some cases can see the potential for a HMO Just thinking the kind of strategy to take... either BTL or HMO

  4. dear all, I am not overly excited about buying a flat in Manchester city centre or Salford, hence I was looking at buying a house outside. I was thinking about Bolton (easy to commute to Manchester and more affordable houses) and Wigan ( High Speed infrastructure project approved). In Bolton I would go for a 3 bed house, 125k ish. Wigan is way cheaper, not sure what to target there. What do you think about these places? are yields good and is there rental demand to backup this long term investment?   5. Hi Everyone, I was very interested in an auction property in Salford. I got the legal pack from the agent and arranged for a solicitor to go through it. The next day the solicitor told me that everything was fine with the property except for their being a rent charge on the property. I had no idea what he was talking about. He explained that the rent charge was a remnant of an agreement between Landowners and property developers from hundreds of years ago. Just like we have ground rent on leasehold property, a rent charge was a charge that the land owner put on any property

  21. Hi all, I'm currently teaching in Qatar with my wife. We are looking for sourcing agents in the Greater Manchester/ Liverpool area to buy and help redevelop HMO properties. We currently have a BTL property in Buckinghamshire and are looking to expand into the Northern Powerhouse. Does anybody know of any good mortgage brokers that specialise in, or have good experience in finding, BTL mortgages for Limited Companies? I have a couple of properties that I'm interested in and need to get myself financing arranged so that I can begin making offers. I'll be purchasing through a limited company so figuring your highstreet brokers may be less suitable.
