  1. Hello Guys, New to the forum and looking to meet some great people on here. I own a small Architectural practice in Liverpool that has the pleasure to work on some brilliant projects in the North West. In the past few months, I have set up a construction company with some excellent people who have huge experience in the industry. From applying these two together we hope to invest into our Ltd company which will hold property. We hope there are people out there who like us are willing to share knowledge to help the property journey!
  2. Hi Guys, So I'm looking to purchase a 3/4 bed BTL in Manchester (specifically Eccles) but I live in London. I'm looking for a recommended property sourcer to assist in finding viable opportunities. Any recommendations? Many thanks
  3. Hi all, I am just starting out in the property game, and in the middle of completing on two single let BTL properties. The position I now find myself in is that my savings have run dry. I am now looking at OPM, and buying BMV in order to add value to refinance or flip to get the JV's money back to them. As I am just starting out, I would like to know if there are any reputable builders around the Manchester area that will be able to project manage and complete work in a timely manner. I am looking to get a great team together now so that when the right BMV deal comes along I can move q
  4. Hi, I am a newbie here. I own a property investment company and have build portfolio of 60 in London and surrounding areas since 2005. I extended my portfolio in past year to Manchester and now have 8 properties there. I am looking for good tradesmen/handymen who can do general property maintenance as i am based in London. Also any recommended place to get kitchen appliances (like Fridge, Washing Machines etc) Regards, Junaid.
  5. Hi everyone My name's Jonathan and I'm a full-time property developer working across Greater Manchester. I've been buying, renovating and selling properties since 2011. I source properties through contacts at local estate agents and at auctions. I project manage each development and work with a regular pool of trusted trades. I want to scale-up my business so I'm considering working with private investors or with joint venture partners, but I'm not in a hurry to enter a business relationship without doing comprehensive due diligence (as I'm sure you're not). If you're interested in
  6. Dear All I am interested in purchasing a buy-to-let somewhere in Manchester where I am originally from. I have done quite a significant amount of reading on property investment but I know this is just the beginning of a long, arduous journey. No doubt there will be a few ups and downs along the way. Being so far away I can't help but think of using the services of a property sourcer, such as Assetz and Sequre, although I understand they charge an upfront fee for each purchase. Assetz has presented me with an opportunity to buy a studio (62k) or one bedroom apartment (78k) in Stockport
  7. Hi All, I have put down a deposit for 1 bedroom off plan new build with Knight Knox to complete in Q1 2018 in Salford. All seems good, but being an amateur and this being my first I am somewhat lacking confidence and wondered if anyone knows of Knight Knox? I have researched Knight Knox on the internet but the reviews are a bit limited - anyone knows much about them or any experiences? I know of Barrett Homes, Taylor Wimpey, St George developments etc but first time I have heard of Knight Knox so be interested in hearing any experiences Many thanks Sav
  8. Hi All, I’m considering putting down a deposit for 1 bedroom off plan new build with Knight Knox for £115,000. The flat will complete in Q1 2018 in Salford Ive been struggling with BTL in SE England, so thinking of changing tact but have not been able to view the areas or the development. The flats are going very fast being seen as good value and I am looking for advice on Knight Knox and anyone who may have also gone down this route. I have spoken at depth with the sales agent and have good information I think relating to sale and the yield should be around 6%. I am more interest
  9. Hello, I've found an apartment online that I'm interested in buying. It's cash only because it's a serviced apartment and as a result it would be sub-let the property and I wouldn't be able to get a mortgage (I'm renting out to a service company and they fill it). The yield is excellent for the area and the service charge is low. There are two downsides; 1 - The current agreement with the service company runs out in March so by the time I get it, the agreement will have run out. I'm trying to find out if they will renew and what th terms will be, but if if I get a verbal agreem
  10. Merry Christmas and wishing you all a prosperous New Year for 2016 I'm a construction professional living in Sale, Cheshire and currently working in residential Project Management, I have worked in Construction my whole working life and have been in the research phase of my property investment journey for a few months now whilst assembling funds for my first investment property. 2016 is my action year I believe the property market is about to take off and aim to have two properties by the end of the year. As my current job is very demanding I am therefore interested in speaking to property
  11. Hi all, I am an experienced landlord, based in Manchester, but with properties across the North West. I am considering moving in to HMO's as the yields seem fairly attractive. I have no issue with the tenancy side of things, and appreciate that they can be much more labour intensive dependent on which end of the market you aim for, but this is not something that concerns me as I was a police officer in a former life, and have a great deal of experience dealing with a whole range of 'problems' To start, I would probably look in and around Manchester as this is the area, I know b
  12. Hi Everyone, Relatively new to the investment field, however have been working in property for close to ten years in the serviced apartment and property finding field for corporate clientele relocating employees to the UK. Hoping to knowledge share with the skills I have developed in these areas and vice versa in the investment field. One query I have is: I have been approached by a serviced apartment company in London who has a particular interest in Manchester for a mix of 20 plus, 1 - 2 bedroom properties within the same development. Their wish is to take this on a ten year
  13. Hello from Hong Kong ! My names Mike, I've lived in Hong Kong for the past 20 years and invest in BTL in the Manchester area in the UK. Look forward to hearing more from the Property Hub ! Regards Mike
  14. Hello all, After reading Rich Dad, Poor Dad I grew a real interest in property investment. Coming across all Rob and Rob's material helped me realise how much I want to be a part of it and how I can get from where I am now (little capital and knowledge) to having my own portfolio that will allow me to live the life I want. I am really interested in hearing from people that have worked in Joint Ventures with people they know. I have a close friend that has a building business and great connections that I am hoping will accelerate our property journey. I look forward to learning and
  15. So - If you were to invest in Manchester would you pick Eccles over Ashton-Under-Lyne or vice versa ? I'm interested in your reasoning - as in: Does one have more tenant demand. Does one have more professionals v LHA. Is one Better on the yields. Does one have easier to get BMV properties. Is one easier to sell and exit if required than the other. Has one predicted more growth. Is there more investment or regeneration going into one area than the other. Probably asking a bit much - however would be interested in hearing the opinions of those living, working, investing in Manchester. C
  16. Hi everyone, Thanks for all your advice in the forums - we are a young couple who are looking at investing for the first time. We have a scenario where we would like to see what you would do if you were in our shoes. We would appreciate your sage advice - no matter how harsh it is! Here is the situation: We 'own' a leasehold property in London (South Norwood SE25 / rentable income estimated @ 1000/1100 PCM). We were lucky enough to have my parents give us £200k in order to do this on the proviso that we give them £700 (fixed) back in 'repayments' per month for 20 years. We
  17. Hi everyone, I'm Emily, I started in property investment when I was an undergraduate student in Manchester a few years ago. After seeing my friends and I get ripped off by landlords that charge huge rents and provide terrible service in return, I knew I could do a better job; providing a friendly and well-maintained student let for young people and a profitable business. Luckily, I was able to approach my parents, who are also property investors, with a business proposition. After months of careful research, I managed to persuade them to invest with me running the show, including an exte
  18. Hi everyone I'm looking at buying a buy to let property in the Manchester/Salford area and would love to hear from anyone who has any knowledge/experience of these areas. I've contacted several estate agents and seem to get differing views of where best to buy and areas that are in high demand. So I'd be really interested to hear from anyone on here who has knowledge of the area.
  19. Hi All, I am going to be investing in a modest BTL purchase (a yet to be sourced 2 bed traditional terrace) in Manchester in the next few weeks and I am on the hunt for recommendations for good tradesmen who would be able to assist with a renovation / refurb project. If anyone has any personal recommendations that they wouldn't mind sharing with me I would be very grateful. Im from London so don't have a huge amount of knowledge of the local tradesman market up here in Manchester. Cheers James
