  1. Interesting BBC documentary shown on Monday featuring the residential housing boom underway in Manchester and Salford, covering this from a number of angles - well worth a watch : https://www.bbc.co.uk/programmes/m00034fr
  2. Morning Everybody Been listening to the podcast for as long as I can remember, and looking forward to soaking up all the free knowledge, and getting to know everybody. I live in Sale with my Wife and Son, with a new arrival due in April. I have been interested in property for the last 10 years when myself and the wife renovated our first residential property. Since then we have moved twice and re-invested profit into serviced accommodation, renovating a barn in north Wales. I decided to sell my IT company last year, and ever since then I have wanted to get into property, s
  3. Hi, Could anyone recommend a residential surveyor in Manchester? Any help would be be much appreciated. Thanks Bojan
  4. Hi Everyone, I'd really appreciate it if anyone could give me some input on my current dilemma. I purchased a 2 bed apartment with parking in Manchester City Centre in June 2015. The property is now worth around 360-380k and there is 280k outstanding on the mortgage. I have recently purchased a house elsewhere which I am going to live in full time. My initial plan was to rent the city centre apartment out for between 1400-1600 per month as per estate agent values. However, after taking out the mortgage costs, the extremely expensive service ch
  5. Hello all, I'd like to take this opportunity to introduce myself to the property hub community. Personally and non property related - I'm 30, live in Mid Cheshire with my partner and our two young boys. I'm a self employed project planner with experience of contracting on large international engineering/manufacturing projects across different sectors. In terms of property to date, we've purchased our first residential property this year, which was a big milestone for us This took an age due to my lack of limited company accounts history due to going self

  7. Good Morning all, I'm weighing up a potential investment in Manchester which could be a HMO for students providing I could get a license for it. Due to the large number of students houses in Manchester, I know that it can be difficult to obtain a license on new fully compliant student HMO properties. Does anyone in The Property Hub community have any experience on this topic or have experience in the area?
  8. Hi, We’re approaching completion on a 3-bed Semi in Stockport that needs a full refurb including removal of one wall, installation of central heating and a rewire. Ca anybody recommend any contractors covering the Stockport area that take on full management of this type of project, or alternatively any specific trades people covering then same area? many thanks Tom
  9. Dear Hubbers, My partner and I have just acquired a big project... three, actually. They are semi-detached Victorian properties divided into between 4 and 6 flats each. They require a total refurbishment. Anyone know of a reliable builder team that could manage to do all 3 properties at once to relatively strict timelines? We do need quality fit and finish as we intend to hold on to the properties indefinitely. Thanks in advance! CD
  10. Spotted this deal online, 2 bed for sale in Brinnington Manchester. Looking around I see area is not the best, however it is being sold for £95,000 which I can imagine I could bring down if I was a cash buyer and as its been on market for nearly 2 months. So presuming I bought at 95k, I was thinking of doing a refurb and flipping for 125k? I'm thinking 125k as looking on zoopla, I can see a property few doors down (in decent condition) sold for 124k few months ago. F Furthermore I first found its time on market and the fact its price has been decreased concerning, but t
  11. Hi, My name is Dan. I have recently started a ltd company and am looking for recommendations for sourcing companies, investors and bridging finance companies. For the experienced investors... - what would you do differently knowing what you know now? And That you wish you was aware of when you started your journey? Thanks in advance Dan
  12. Hi All, I am looking to start investing in buy to let properties in either Liverpool, Manchester or Birmingham. I will be looking for single lets, 2 bed/bath, city centre or close to and generating high rental yields. I have done some research into postcodes to target but wanted to get feedback from seasoned investors, professionals and locals. Few questions: 1. What is your view on my chosen cities and are there specific postcodes that stand out? 2. Could anyone recommend good estate agents that also manage the letting side as well as sales?
  13. G'day Property Hub, my name is Chris, I'm from Liverpool but currently I'm in a library in Melbourne, Australia (the weather is crap before you ask), (and its 1.01pm, again, before you ask). I quit my job as an engineer to go travelling with my girlfriend last year, I'm returning home in a few weeks with the intention of starting a new career in real estate. My property history and hopefully future: I own a B2L property in Liverpool already and have had it for 10 years. I would like to carry on investing in Liverpool, I hear the L1, L3, L6, L7 and L15 areas are good ar
  14. dear all, I am not overly excited about buying a flat in Manchester city centre or Salford, hence I was looking at buying a house outside. I was thinking about Bolton (easy to commute to Manchester and more affordable houses) and Wigan ( High Speed infrastructure project approved). In Bolton I would go for a 3 bed house, 125k ish. Wigan is way cheaper, not sure what to target there. What do you think about these places? are yields good and is there rental demand to backup this long term investment? Don't be shy, if I am missing something and my ass
  15. Hi, I am a newbie here. I own a property investment company and have build portfolio of 60 in London and surrounding areas since 2005. I extended my portfolio in past year to Manchester and now have 8 properties there. I am looking for good tradesmen/handymen who can do general property maintenance as i am based in London. Also any recommended place to get kitchen appliances (like Fridge, Washing Machines etc) Regards, Junaid.
  16. Dear All I am interested in purchasing a buy-to-let somewhere in Manchester where I am originally from. I have done quite a significant amount of reading on property investment but I know this is just the beginning of a long, arduous journey. No doubt there will be a few ups and downs along the way. Being so far away I can't help but think of using the services of a property sourcer, such as Assetz and Sequre, although I understand they charge an upfront fee for each purchase. Assetz has presented me with an opportunity to buy a studio (62k) or one bedroom apartment (78k) in Stockport
  17. Hi All, I am relocating to Manchester ( or close enough to access fairlyveasily ) from Jersey, Channel Islands and would like any information on best ( or worst?) areas to look at. I am an artist so easy access to the city centre is important but not necessarily vital as I will travel further if I find the right property and area. I have about 100K cash and would maybe mortgage another 50K max and with my skill set would happily take on a refurbishment project. Im not interested in the city centre flats at these prices as I need more space but I guess for a house I may be priced ou
  18. Hi everyone, I'm new to the forum and also to property! I wanted to pop a message on here to introduce myself and start my property immersion! So a bit about me: I'm 28 years old and I'm keen to start my property portfolio. I've been stuck in a dead end job for the past couple of years and I am dead certain that working for someone else until I am 70 so that I can live the rest of my years on a small pension is not the way I'd like to go. Property has always excited and interested me and I'd like to get on with it now! In terms of property, my hu
  19. Hi Guys, I'm new to the property scene, so trying to gather as much information as I can from any source. I have money to buy a number of properties, looking to create enough residual income to almost retire... hopefully. thanks Shaun
  20. Hi guys, So I've done enough reading about property investing, BTL and HMO's. It's now time to start investing but want to get your views first. I have around 120k to invest and I'm looking to get in a position where I'm earning a good residual income (above 2k a month after expenses). I don't have much time to manage any properties that I purchase, so need a plan which wouldn't take up most of my time. Is 2k possible a month (after bills). So questions. What property would you look for in my position? BTL or HMO's? I've been told that I could only
  21. Hello, I have been observing the Property Hub a while now and can see the potential of finally joining in. After having gained experiences with redeveloping and refurbishing properties in the London market I now have a small portfolio of my own. Now I would like to expand into other cities such as Nottingham and Manchester. My goal is to buy several 2-3 bedroom BTL and maybe even join venture on a development project in Nottingham. I have a build up a small team that can take on any building process and have some more contacts in Nottingham and London. If y
  22. Hello lovely people! This forum has been such a useful find! I've learnt so much scouring through all the posts and I'm so glad to have found the podcast! My partner and I are intending to visit the North and hope that you guys can recommend any sourcing agents/estate agents in the Northern areas such as Glasgow, Hull, Manchester, Leeds, Sheffield, Liverpool, Birmingham & Crewe as we will be investing remotely. Please feel free to comment or email me at sh.propportunity@gmail.com for a chat! Thank you so much! Cheers SH
  23. I'm interested in investing in Manchester. Hope to get some advice on locations to buy-to-let. Which is easier to let: one bedroom or two bedrooms? How about resale value? Thanks.
  24. Hi - i'm new to the property game. I'm looking for properties (flats initially) to refurb and sell on... i think it's called flipping !?! Can't afford anything close to London unless I'm extremely lucky Looking at areas like the NW, Nottinghamshire and the Midlands.. I'm a cash buyer with a fair budget to make a modest start hopefully with a decent profit. I have a really good builder but he's based in London where I am so to keep costs down I will have to find reputable builders in the areas that I buy in... Basically any advice and info will be gratefully received
