  1. Hi all, I am new here. I want to start property investment up north. I am from London and looking to invest in BTL property with leverage Strategy every 2/3 years. I have created an SPV Limited company. I need help with good areas eg Manchester liverpool but also need help with finding properties which which don’t require much work and be able to give to management agents to rent to professionals straight away as I don’t have time because i am working full time. I have an initial deposit of £25k and looking around £80-£100K budget with good rental yield and also good capital growth so tha
  2. Hi All This is my first post on here, so hello to everyone! I am looking for recommendations for a mortgage broker in Manchester. I live in the south side of the city (Didsbury area), but would travel to anywhere in the city. In terms of advice needed, we are intending to re-mortgage our own property to release equity (April/May time this year), and follow this with one or two BTL properties. At the moment, I want to kick things off by speaking to a mortgage advisor/broker, to discuss both of my mortgage needs (own home and BTLs).
  3. Hi all, After years of procrastination, R&Rs (most excellent) podcast has encouraged me to get off my butt (at the age of 44) and get some property investment plans in place with my other half. I'm working through the dreamline, have the seeds of a stratregy crystallising in my mind and have a number of towns/areas I'm interested in to spread a portfolio of properties across GM and the surrounding areas. I'm fortunate enough to have a reasonable sum to invest, so should be able to move fairly quickly to establish something. I'll be setting up a limited c
  4. Hi there hubcats, how's it going? I am doing quite a bit sourcing for various investors up in Manchester these days. I drive up from where I live in North London a couple of times per month and camp out in airbnb flat for 2 or 3 nights while I view lots of properties. The driving can be quite exhausting and it makes my job harder. If there is anyone out there who can drive and would like some free mentoring maybe we could skill swap? - Free food and accomodation - A chance to learn my sourcing process - A chance to learn whatever else I can teach you (check o
  5. I am early on in my investments and I am looking to invest in, or create, HMOs in Greater Manchester or West Yorkshire. What I need is some advice on assessing demand for HMOs in a particular area. Any advice would be greatly appreciated. Jack.
  6. Dear Property Hub Members, I would be grateful if someone could recommend a Manchester sourcing agent, suitable for sourcing a small apartment block, or property with multiple individual units, budget c. £800,000. Thank you A.O.
  7. Hi ....My name is Andy....Myself and my colleagues have completed on approx 40 projects in and around Manchester. Mostly we have been doing HMOs...both professional and social. The social are on 5 year contracts...no voids...no management....We keep some of these and we sell others to have low gearing. Looking to start buying in the Liverpool area with buy to let 2 up 2 down...LHA tenants....Looking to find property manager who is real and hard working. Andy Abraham
  8. Hi Everyone, I am a full time investor and landlord with a portfolio of HMO's in Luton & Bedford and single let's in Manchester. I even got a mention in the propertyhub magazine, thanks Rob and Rob! I am currently expanding my Manchester portfolio and am viewing dozens of properties within 20 mins walk the city centre and Salford Quays as well as some other key areas with good fundamentals. I work in a very systemised way, generating extensive data and building relationships with estate agents. I am always happy to chat with and help other
  9. Hi All I am looking to start into property investment and have roughly 30-40k to invest with At the moment I am investing alone but possibly will have 1/2 friends who we will join up as a JV. If I am looking to do by myself (which is on the cards at the moment) I am thinking of making a purchase in either Manchester or West Midlands I have seen some properties which are perfect for BTL (short journey into city centre or main station) and in some cases can see the potential for a HMO Just thinking the kind of strategy to take... either BTL or HMO
  10. Hello everyone. My "need for advice" is a rather simple one: I am just completing on my first property in Stretford/Trafford (a new-build one-bed apartment) and looking for a reliable lettings agent to manage the tenancy for me as I live abroad. As with all things, personal recommendations are best so any referrals would be gratefully received. Thank you.
  11. Hi Everyone, Looking for some advice. I have just returned from a couple of days viewing property in Manchester. I am totally new to investing and to Manchester. I found a property in a town in East Manchester called Openshaw. It is a large 4-bed property on the market for £104k. It needs a bit of work, I guess, but nothing major. The rent that can be achieved on this, according to the agent is between £650- 750 per month, depending on the refurb. The Done UP Value of the property is only £115K. So once the property is refurbished I will have paid more money than the property is c
  12. Hi All, I’m considering putting down a deposit for 1 bedroom off plan new build with Knight Knox for £115,000. The flat will complete in Q1 2018 in Salford Ive been struggling with BTL in SE England, so thinking of changing tact but have not been able to view the areas or the development. The flats are going very fast being seen as good value and I am looking for advice on Knight Knox and anyone who may have also gone down this route. I have spoken at depth with the sales agent and have good information I think relating to sale and the yield should be around 6%. I am more interest

  14. Hi All, I am a 25-year-old property investor based in Essex who started out about a year and a half ago now, and currently have two properties under my belt. I have been thinking about selling my first investment property, as It is tying up a lot of my money and isn’t giving me a good enough return (re-mortgaging doesn’t release much in this situation). Once sold I should be left with £90K after fees and tax. I am looking to put this money in to a couple of HMO’s aimed at professionals in the midlands or maybe further north E.g. Liverpool, as I would like to increase my
  15. Hi everyone, My name’s Laura, I’m 32 and I’m based in Stockport, just south of Manchester. I’m very new to this property game. Last year myself and my husband bought our first house and that has been my only purchase to date! I’m fortunate enough not to be part of the rat-race: I run a wedding decorations business via Etsy.com. However, my income is very up and down and I’m looking for a way to “smooth” it over the course of the year. Right now we are comfortable enough living predominantly on my husband’s salary but my plan is to create a solid income for
  16. Hello, I've found an apartment online that I'm interested in buying. It's cash only because it's a serviced apartment and as a result it would be sub-let the property and I wouldn't be able to get a mortgage (I'm renting out to a service company and they fill it). The yield is excellent for the area and the service charge is low. There are two downsides; 1 - The current agreement with the service company runs out in March so by the time I get it, the agreement will have run out. I'm trying to find out if they will renew and what th terms will be, but if if I get a verbal agreem
  17. Hello Anyone can refer reliable property professionals (builders, solicitors, tax advisers etc.) to build up my power team in Manchester, please? Many thanks Sara
  18. Help required please. Just made my first purchase in Manchester in the Whalley Range area. I've bought a one bed flat which is a 1970's build purpose built apartment. I need a bit of work carried out on the place, nothing too substantial, but enough that I'd want someone / a team that know what they're doing. Main jobs are: - light fittings changing - walls lightly reskimmed / smoothed out where required - plasterboard some ceiling areas - new bathroom suite fitted and tiling Should be maximum 7-10 days labour at a push based on previous renovations

  20. Hi there, I'm looking to speak to people who have started property portfolios in the North of England. I'm from Hull originally and still regularly go back there because my family are still there. I'm interested in that area but also the rest of Yorkshire and the North West. I'm in the process of trying to work out which strategy would be best for me as I live in London but I'm ready and able to invest in 2 to 3 properties in the next 12 - 18 months. I'm particularly interested in speaking to people who have done refurbs, HMOs, multiple property portfolios,
  21. Hi, I've got a £35k deposit in the bank but i'm struggling to decide on where to invest. I'm based in Bolton but work in Manchester city centre and like the idea of self-managing. I have formed a LTD company so will need to buy properties with a min value of £75k to make them mortgageable. Ideally, looking for a light refurb to get me started but the problem is where? My views are: Manchester - still booming and will struggle to get anything decent under £130k near the city centre but possibly the best shot for capital growth?. Salford - be
  22. So - If you were to invest in Manchester would you pick Eccles over Ashton-Under-Lyne or vice versa ? I'm interested in your reasoning - as in: Does one have more tenant demand. Does one have more professionals v LHA. Is one Better on the yields. Does one have easier to get BMV properties. Is one easier to sell and exit if required than the other. Has one predicted more growth. Is there more investment or regeneration going into one area than the other. Probably asking a bit much - however would be interested in hearing the opinions of those living, working, investing in Manchester. C
  23. Hi everyone, I'm looking to buy for the first time in Manchester. I've bought in other areas of the country but now diversifying a bit more. A long with researching areas within Manchester I was wondering if anyone had recommendations for estate agents in the area? I've had mixed experiences with the ones I've previously used for investments. Thanks James
  24. Hi, Does anybody have any recommendations for each of the above? I will be using a LTD company to purchase properties and own two other limited companies that I am contemplating using the Loan between LTD companies method so would like an accountant that could potentially advise on that. Thanks in advance for any tips Cheers, Rick
