  1. Hi I am looking to release equity on my first rental property (currently mortgage free) to fund 1-2 new rental properties. I am looking for a trusted mortgage broker to find deals first for the equity release and then new BTL mortgage for the new properties. I am in Glasgow if that matters. Thank you
  2. Hi everyone, I am a non-resident and a non-citizen looking on to investing on a property in UK. So I was wondering that if I pay cash 100% and I remortgage the property, there's a 6 months cooling period right? 1. So I would like to know if it is true that you cannot use the money from remortgaging and cannot be taken as cash? 2. In this case you can only use the money in investing to another property? Does that mean if I pay 100% in cash then remortgage a property, I'll have the 75% back which then has to be used to invest on 3 different properties given that 25% equity is required? 3. Is there a workaround with me having the cash from remortgaging so I can invest the money somewhere else? Would really appreciate your inputs and suggestion on this one. Thank you so much!
  3. Hi there, we are looking to purchase a buy-to-let in Glasgow. My partner is from there and his sons live there. We have a few buy-to-lets in Nottingham, but our broker does not understand the Scottish system and the lenders he uses with don't work with freehold flats - this is much more common in Scotland than it is down south where flats tend to be leasehold. Can anyone recommend a broker in Glasgow? Thanks in advance, any help would be much appreciated.
  4. I need a recommendation for a loan broker to finish a house full renovation. It is an investment, not the house where I live. My location is North Buckinghamshire, so ideally the broker would be around Milton Keynes, Aylesbury, or even Oxford. Actually, I have never done this before and I am not sure if brokers have to be local. Thanks for advice. Lucio
  5. Hi all, Huge fan of the community. I'm approaching my first remortgage on my first property (residential). I'm looking to refinance after rennovating it over the past two years to get my first BTL. Exciting times. My original broker was not great, can someone recommend a broker to work with? A BTL specialist as I would like one broker to support me to build a portfolio. Sorry for the rookie question. There are just so many options online and everyone always says how important good brokers, just not where to find them! Many thanks
  6. Hello everyone, I hope you're well! I'm not sure if I'm in the right place for questions about my own home mortgage, if not I can remove the post. It's my first time remortgaging and I have a few questions. When we purchased the property 5 years ago we completely gutted the house back to bare brick, re-plastered, fitted new bathrooms, new kitchen, all new fixings, and gave it a fresh coat of paint. When remortgaging for when the 5-year fixed term ends should we pay to have the place valued in the hope that we've increased its value to get a better LTV ratio on the new mortgage product? Which mortgage broker would you recommend for the remortgage? When we purchased the property we used London & Country but I've since heard it's better to go with a broker that I paying rather than a fee-free broker like L&C, is this true? I've recently heard of Habito online mortgage broker, would you recommend them? Sorry for the newbie questions and thank you as always for such a great community! Cheers, Ryan
  7. Good morning! My wife and I are very fortunate that we've managed to build up a portfolio of >10 properties over the last several years. Some of the LTV's are now below 65% yet remortgaging still seems expensive! If we had less that 10 properties, it seems we would be able to get rates of circa 1.9%, however having more than 10 means we're always looking at specialist lenders such as Paragon with rates of >3.5%. This seems expensive in the current climate for a mortgage of <65% LTV. We do use a broker, however does anybody have any experience of consolidating or approaching different lenders to get around this? Thanks in advance for any advice. Wes

  9. I've just received a quote to remortgage a residential to a BTL mortgage with tenants in common. The broker has quoted £800 with £300 paid up front and the rest on completion. Is this normal? My last broker charged around £300 on completion for a residential mortgage so this seems high. Looking for advice if this is normal? Many Thanks
  10. Hello, I’m Adam aged 23 from Solihull, Birmingham. I come from a pretty piss poor family. After several years of hard core study, it’s paid off and I now work full time and I enjoy my line of work. The industry I work in doesn’t appear to be affected by anything Brexit. I do not look on replacing this job to become a; full time, hands on, busy bee landlord. Being young and earning £35k+ I ought to be wise and invest for my later years. I do not wish to get any short term gain by topping up my income as this will begin to push me ever closer to the next Tax (40%) bracket. After careful consideration, I feel strongly about being in it for the long term gain. I want stability in my later years, pension etc. I feel the best for me to operate would be via. Ltd company, however I am novice so would welcome any advice regarding this. What you've done in property so far? I still live at home, however...over the past 12 months I have started by investing my time in researching property and the various strategies. I do not own any property, however I have now saved £20k. What areas you invest in (or want to invest in) I would like to invest in and around the West-Midlands region. What your plans are for the future? I am unsure about the immediate future. Do I invest in my own property first via First Time Buy ISA. I have £5k in this already. I wish to have a small property portfolio of 5 by-to-let’s by my mid 30’s. Any skills or knowledge you've got that other members might benefit from. I work in technology and I love to work smarter not harder (via automation). Once I have an understanding of tedious tasks of being a landlord. I would invest time to automate/ cut-time.   12. Hi all, my name is Douglas, I am 29 and I live in South West Scotland. I recently did a large house renovation on my own home and now wish to take some equity out so I can start investing in property to hopefully get financial freedom in the future as I wouldn't say I love my current job. I hope to buy my first Buy to let property this year in Preston. The one thing that is holding me up a bit is finding a good mortgage broker and accountant. I just am not sure where i should be looking. If there are any recommendations for either, it would be much appreciated.   19. Hey, We we have recently set up a SPV limited company to purchase property in the Nottingham area. I have preferred to set up the SPV as funds will be loaned from my other trading lite company. I’m currently struggling to get good whole market advice for mortgages for ltd companies. An additional stumbling block is that I have my name on an old BTL personally , with an old business partner, which should have had my name taken off it.(my fault!) I’m trying to get mt name off this mortgage but it’s taking time! Can anyone provide advice. We have missed out on a few properties. thanks in advance

  22. On a separate thread, a question was posted about what to ask a new accountant and one of the replies was suggesting questions to find a broker. This is my response: As both broker and landlord I would suggest the following questions: What is your FCA registration number - obtain it and then check it against the FCA register as a lot of brokers who do commercial mortgages, bridging finance etc are not registered which can be very dangerous Are you an appointed representative or directly authorised. Again this is to do with the FCA and directly authorised brokers tend to have access to more lenders I personally would not ask if you are whole of market as it is a term that is very much out of date and doesn't mean what you think. Instead, I would ask the question below Do you have direct access to all lenders or go through a third-party. A lot of the specialist lenders will not take direct business from all brokers and it has to be rooted through a broker they know and trust which increases the time to process the application and also incurs additional costs Do you invest in property General questions about BTL finance, portfolio lending, limited company mortgages and see how they respond What systems you have in place the collection of information. A lot of brokers work on paper-based documentation and email whilst others use online fact finds and secure portals for collection of information Fees. What do you charge, when is it due, what does it cover and under what circumstances will it get refunded. There are plenty of brokers who do not charge any fees and there are many others including myself that do. I'm not going to debate what is right and wrong as everybody's business model is different and certainly from my point of view what you get more than covers it.

I'm based over in Nottingham and so far have struggled to find any deals that don't come with eye-watering arrangement fees / interest rates. If anyone can point me in the right direction or can recommend a high street lender which now offers a competitive product please let me know as I'm certain there's got to be better deals out there than what I've managed to find so far...   24. Hi all I'm looking for some advice on behalf of a friend who is based in Scotland near Edinburgh. He owns his own home, with around £300k equity. In the medium term, he's looking to move house so will likely be selling in 1-2 years, but would like to borrow against it to finance the development on an investment property. The loan would be in the region of £100-150k once he has finalised the details, so plenty of equity still left in the house afterwards. Normally I'd lean toward suggesting that he go for a standard remortgage, but with the plan to sell up in 1-2 years (and potentially even shorter) I wonder if he'd be better to take a second lien type loan so as to avoid getting on the wrong side of the bank. His strategy for repayment will be to clear the mortgage (and loan if applicable) when he sells the house as he plans to move to a lower cost property that will need minimal, if any financing. Thoughts please? Either of us would be happy to speak to a broker who specialises in this type of product (and covers Scotland) if anyone can point us towards a good one. I personally won't have any involvement in the transaction, I'm merely helping as I have a financial background (albeit not in residential property as is clear from my lack of knowledge!) Thanks Paul
  25. Hi All This is my first post on here, so hello to everyone! I am looking for recommendations for a mortgage broker in Manchester. I live in the south side of the city (Didsbury area), but would travel to anywhere in the city. In terms of advice needed, we are intending to re-mortgage our own property to release equity (April/May time this year), and follow this with one or two BTL properties. At the moment, I want to kick things off by speaking to a mortgage advisor/broker, to discuss both of my mortgage needs (own home and BTLs). Any recommendations would be most welcomed! Thanks Tom
