  1. Hi Guys, I’m just in the process of purchasing my first property, it is a repossessed 2 bedroom flat so is in need of modernisation. I would say the flat needs a full refurb which would include a new kitchen, bathroom, redecorating, flooring and a new boiler. The surveyor said the electrics and plumbing seem to be fine but may need changing in the near future, so I was thinking to get this down whilst I’m changing everything else. I just wanted to know how much would something like this cost to be done at a good level. In my head I’ve budgeted for about £20k - £25k. Would be great to get some realistic cost from those who have done this type of work. Also if you know any good trades people that could do the job I would really appreciate it if you could forward me their details. I’m based in Croydon. I have attached the floor plan so you can get an idea of the size. You Thanks Charles

I know it’s a lot to ask of a builder to come to a viewing especially if I haven’t worked with them before and considering there is no guarantee that my offer will get accepted but does this happen? If so, how is the best way to approach this? My strategy is to BRRR yet I have no experience in refurbs. I’ve found a ‘smelly’ property that is ripe for a refurb but how do I make sure there is no major structural damage or other issues which may pop up once my offer has been accepted? Is there any way to mitigate these risks prior to putting in an offer? Thanks to this wonderful forum and all its knowledgable participants!
  4. Hello all, hope this is the right place. I thought it would fit with the expertise of the sub-group. Looking at a property for cash purchase: https://www.rightmove.co.uk/properties/100919183#/ As it happens, I was looking at another property in the area with a very similar design. I managed to obtain some of the information for that property. There was one concerning material: Single Ply Mechanically Fixed FR/ALU. https://www.xtratherm.com/products/fr-alu/ "Xtratherm FR/ALU is a high performance Polyisocyanurate flat roof insulation with vapour-tight aluminium foil facings suitable for use with single ply membranes. FR/ALU is part of the comprehensive range of Xtratherm’s high performance flat roof boards providing total solutions for flat roof projects." The walls seem to be covered in two materials: The grey sheet metal is "Euroclad Vieo Roof Systems" material https://www.euroclad.com/roofs/vieo-roof-profile/ The brick material is "Wienerberger Caldera Red multi facing", I am assuming some kind of plastic https://www.jewson.co.uk/p/wienerberger-caldera-red-multi-65mm-BRICK535 From the look of the building shared above, assuming the materials are similar, what is the level of concern with regards to cladding fire risk and the likelihood that remedial works will be necessary? Is it possible that the walls contain the Xtratherm material? Or some other concerning material other than concrete? If remedial work would be necessary, any idea of rough costs? Thank you so much.   6. Hello I'm a newbie doing a light refurb on my own property in order to sell on and give me a little pot to re-invest in BTL for the long term. I have a gorgeous holiday let in Seahouses which is booked nearly year round and I aim to move up there within the next three years. I'm looking for a reliable builder/joiner and plumber for bathroom & kitchen refurb with view to forming a small team for BTL refurbs. All advice greatly appreciated, would prefer traders who you can actually recommend, having been let down so far.... Many thanks Anne
  7. Hi Property Hub My name is Suzannah. I provide property solutions and support by doing improvements to help maximise the value and potential of property. I have a PA background but it all started for me in property about 25 years ago when I was fortunate enough to inherit a low mortgage from my parents who were business owners and property investors in North London. I have always had in interest in property but never knew what to do with the accumulating equity of my property for many years. My second property was bought in 2013 in East London. After meeting my partner 2 years ago, we have recently set up a Renovations Company and are in the first year of business (is it possible to be nervous and excited at the same time?). My Partner/Director of the company is a Bricklayer/Supervisor and has been for over 30 years. He dreams bricks and has wide experience including extensions, conversions, house and block building and heritage. Together we complement each other really well. We would love to get involved in Flips, but the idea is to build up the business so we are able to do this. We would also like to get involved in HMOs and ultimately my partner would love to set up a training facility for Trainee Bricklayers (we are already setting the foundations for this – excuse the pun). So, we are getting there, have lots of ideas and love what we do, every day is part of the journey. This forum is fantastic, just joined and have already acquired some useful tips and info. Hello to all, I'm Iain Large, Along with my business partner in Dubai, we have two 3 bed's and one 9 bed HMO in Chelmsford (our preferred area of interest) through Connection Investments Limited formed in 2013 when we decided to start investing together again after a lucky previous exit in 2008! Having let the business tick away for the last 5 years it's now full speed ahead! With space to build a couple of two beds in Chelmsford on different sites we formed Connection Construction Limited with a builder we've known for many years. Under our Construction banner we work for others as well as on our own developments - so if you're looking for a builder who'll be straight with you then feel free to give me a shout. We've been landlords for 9 years and our construction foreman has been building for 20 years so happy to offer any advice/contacts we can and always interested to learn what others are up to. We're specifically interested in, BTL opportunities locally, development opportunities all over Essex and partnering on developments. We have backing and money to spend, on the right deals... Ahead of this i am trying to build up a list of tradesman for any tasks that come up e.g. plumbers, gas engineers, plasterers, handymen, builders, roofers, joiners etc. I have a list for Edinburgh where i have two other properties if anyone wants it i am happy to PM.   11. Hey PH team My name's Joe and I'm a movie obsessed designer living in London with my wife Rachel, and we're both eager to really get going in property. Why I'm writing this post Over the past few weeks we've been crunching the numbers and building spreadsheets to assess the areas we'd like to invest in and so far Coventry is feeling right for us. It's around the right price we can afford and isn't *too* far from London. We're aiming to visit in the next few weeks to get a feel for the place and maybe visit some properties and would love to grab coffees/lunch with other investors in the area! We're also looking for recommendations for builders/contractors in the area that you have worked with. What we've done in property so far We've gone from knowing ABSOLUTELY nothing about property 2 months ago, to attending the Legacy 3 day intro course, attended two Property Hub networking events in Kings Cross, viewed an auction property for research, attended an auction for research, carried out lots of work on the business like reaching out to accountants/solicitors/brokers etc and lastly working out our area to invest in (which is feeling like Coventry). Areas we want to invest in As I've mentioned a few times we are exclusively looking in Coventry at the moment and are excited to reach out and start making connections in the area with other like minded property investors, as well as contractors and estate agents. Our plans for the future We spent half a day cutting up images we found on Google to create our 'Why' board', which we've stuck on our fridge. This is to ensure we're always keeping our reason for doing this front of mind. We definitely want to be hands off investors so any processes/techniques to make investment more passive is definitely a win for us. We love to travel (I know everyone does), but for me personally a huge part of my why is to help my family financially and to ensure when Rachel and I have kids in the next few years, that I'm as much a part of their lives as she is. We also both love learning and trying new things and dream of being able to travel to Italy for a month to learn to cook, or travel to Hawaii for a month to learn to surf etc. Any skills or knowledge that other members might benefit from I was a professional photographer for 6 years specialising in music, corporate/events and portraiture. I am now a digital designer which basically means I design (not develop) websites and apps focusing on user experience and visuals. I'd also consider myself a people person so if anyone needs any help with confidence, approaching strangers or networking I'm happy to share my approach. Thanks for taking the time to read this!

This certainly looks like a great place to start. I'm hoping to find builders in the area who can help me take "run-down" properties into "let-able" income.   13. Hi - i'm new to the property game. I'm looking for properties (flats initially) to refurb and sell on... i think it's called flipping !?! Can't afford anything close to London unless I'm extremely lucky Looking at areas like the NW, Nottinghamshire and the Midlands.. I'm a cash buyer with a fair budget to make a modest start hopefully with a decent profit. I have a really good builder but he's based in London where I am so to keep costs down I will have to find reputable builders in the areas that I buy in... Basically any advice and info will be gratefully received

The type of projects we are looking at include refurbs, commercial to residential developments and new build residential. However to offer some level of comfort we would like to build a team of trusted builders / tradesman that we can turn to.   18. I live in London, and am about to start investing in property in the North (I'm relatively new at this). Depending on what deals I find, I may wish to refurbish them to add value. - When it comes to builders, how feasible is it to manage a building project from the other side of the country? - To what extent do I need to be physically present? - How would the builders get access to the property without me being there with the keys to let them in? - If I needed to pay someone to keep an eye on the builders and let them in, what kind of people should I be looking for? It'd be good to hear stories from people who have done this kind of thing before. Cheers!

  20. Hi friends, Hope everyone is having good time. My project is due to start in Nov first week for complete renovation work (2 bed room terraced house) in Medway. This requires complete work of replacing existing electrical wirings, plumbing, gas, plastering, painting, flooring, Kitchen/bathroom replacement etc. I do not have good experience with builders with my last 2 projects as they were not good at their estimates and meeting timelines. They gave me higher estimate and didn't meet their timelines. Please recommend and suggest based on your experiences friends. Thanks, Raj
  21. Hi all, I am just starting out in the property game, and in the middle of completing on two single let BTL properties. The position I now find myself in is that my savings have run dry. I am now looking at OPM, and buying BMV in order to add value to refinance or flip to get the JV's money back to them. As I am just starting out, I would like to know if there are any reputable builders around the Manchester area that will be able to project manage and complete work in a timely manner. I am looking to get a great team together now so that when the right BMV deal comes along I can move quickly. I'd like to get into flipping and want to start building a solid team from now so when I come across the right deals the team is place and work can begin as quickly as possible. I would like to know if any knows of any reputable builders in London and the South East. I'd also like to know what are the things to look for in a good building company. I know it's good to go by reviews and previous work done. What do I need to be looking for in terms of legal approval and other things like that?   23. Hi All, I joined the Property Hub a couple of months ago after reading Rob Dix's Property Investment for Beginners and listening to a load of podcasts. I don't have any investment properties yet and realistically it is going to take me a couple of years to get together enough cash for a deposit, which is a bit frustrating. I'd be interested in hearing about any ways of getting involved in property and learning more about it, short of actually investing, while I am getting together a deposit? I haven't quite got around to putting my goals down on paper yet, but what I am looking for is a fairly safe and low intensive BTL strategy based on good rental yields with any capital growth being a bonus. My motivation for property investment is the idea of achieving a measure of financial freedom - its taken me until my early 40s to realise that this idea of being a wage slave until you're 65 is a mug's game! I wouldn't necessarily see myself giving up work altogether, but I'd like to be able to get to a position, where I could work, say 8-10 months a year and live a good life the rest of the time! I've read and heard quite a lot about buying BMV "putting in a new kitchen and/or bathroom", refinancing and moving on to the next one. That sounds great, but having had some pretty unsatisfactory dealings with builders over the years and lacking DIY skills myself, its the "putting in the new kitchen" bit that scares me. I'd be interested in hearing about people's experiences and any advice. For instance, when dealing with builders, would you write a specification setting out exactly what you want? How detailed does it need to be? And how do you go about doing this if you lack technical building skills and vocabulary. Also do people use formal written contracts (e.g. JCT minor works) when appointing builders for say a £10000 refurb or would that be OTT. If not what contractual arrangements do people tend to make with their builders? Also, how do you go about estimating what works will cost, when you are considering putting in an offer on a property?
