  1. Hi Guys, I’m just in the process of purchasing my first property, it is a repossessed 2 bedroom flat so is in need of modernisation. I would say the flat needs a full refurb which would include a new kitchen, bathroom, redecorating, flooring and a new boiler. The surveyor said the electrics and plumbing seem to be fine but may need changing in the near future, so I was thinking to get this down whilst I’m changing everything else. I just wanted to know how much would something like this cost to be done at a good level. In my head I’ve budgeted for about £20k - £25k. Would be great to get some realistic cost from those who have done this type of work. Also if you know any good trades people that could do the job I would really appreciate it if you could forward me their details. I’m based in Croydon. I have attached the floor plan so you can get an idea of the size. You Thanks Charles

  3. Hello, I just about to compleat over the next few weeks on a BTL flat in Dundee. This is my second BTL, however, it is the first time I have invested in Dundee. I am starting to look into sourcing some local tradesmen to complete a relatively small refurbishment. If anyone has any recommendations for local Plumbers, Electricians, Kitchen fitter or carpenters? It would be very much appreciated. Thank you very much Martyn Taylor
  4. Morning all Just wanted to ask for some advice off anyone who is a few steps in front of me or is where I want to be. I am a 20 year old electrician and have been studying about property investment/ development for about a year or two simply just reading books, articles, forums you tube videos etc... My best pal and I (who is also and electrician) have decided to partner up on our property investment journey as we both have very similar if not the same goals relating to where we want to be and also feel that we would work very well with each other. We both live in Caterham surrey and between us both have managed to save up around £25,000 and also can get loans if needed. We have been viewing properties in areas such as Crawley/ East Grinstead about a 20 minute drive from our homes. Our strategy is for the first three properties we buy we will sell two and hold one for rent in the hope that we would have made enough capital to afford a BTL investment. Our goals aren't for short term cashflow it is for long term wealth as we both know you cant get rich quick. We have agreed that we will live off our current wages and any money made from the property business will be reinvested back into it in the hope that over a 10/15 year period we would have large property portfolio and leave our jobs as sparkies and become full time property developers as it has always been our dream. I know I have only touched on our goals/ game plan briefly in this paragraph but have one written up going into the depth about where we will be in the future if anyone is interested.   5. Hi really struggling to find decent tradesmen in London. Why is it so hard to get anything fixed in the capital??? I need someone to reseal around bath as water is getting under bath and under floor tiles ....also need someone to retile the bath panel with an access hatch also would be good to have a good plumber and electrician on hand if anyone knows anyone reliable and good thank you Leila

I find myself in a scenario where I have a 3 story building (estimate 160sqm) in need of a major renovation in the North west of England.Intentions are to convert the building into a 4 bed 2 En suite 2 off suite Home, average finish, fully project mange the build myself Subcontract Etc. Starting with Inside• A complete strip out• Structural Tie rods to Tie the building together, I believe • Roof only 1 of 2 Upsides, it needs some strengthening with new timber 80% good repair • Complete wiring + storage heaters • Plumb the showers, sinks, sewers no central heating• Windows the other Upside, are brand new both front & back• Slab + plaster Outside• Guttering • 30 % plastering example around reveals + soft spotsImportant points Building is not Listed the ground floor is commercial so (Change of use planning) I have not had a survey done yet still I witnessed the work done on the previous neighbors same building however they are no longer around to seek advice. My questions are,1. How do I establish an estimate i.e. building cost per square meter?2. Where would you suggest I could keep costs down?Finally time isn’t entirely priority but within reason.Thank you for viewing.

  8. Hi all, I'm in the process of setting up a rent to rent business, operating in East London. I am looking at getting together a list of tradesmen/contractors to assist with sprucing up the properties I acquire and wonder if anyone may be able to help. Is there any tradesmen (general handymen, decorators, carpet fitters, plumbers, electricians) anyone can recommend that operate in the East London area? Being London, I can imagine there are a lot of cowboys out there and am just a little cautious. Also, has anyone had any experience with using the Task Rabbit app to help with light refurb/general handyman tasks and if so, how did you get on? Thanks for your time. Charlie

Looking for recommendations for a good plumber and electricians (ideally both in one) in south London (Clapham/ Tooting area) I need the following looked at: - under the sink pipes re-worked and re-fitted - plumbing a dishwasher - wiring into the mains a dishwasher - fixing outside lights (wiring) - fixing ceiling lights (wiring) Any recommendations would be amazing!!   10. Hi all, So having just bought some flats im all excited and about to get the keys this week. So far the process has been pretty smooth considering its my first time. Now im approaching the time I need to start making the place suitable for tenants there seems a bit more to do. SO my question is... Whats the best way to go about getting mains connected smoke alarms installed? How much should I expect to pay? Can I just buy them myself and get an electrician to fit? Is it the same person that does the PAT testing? Any info, help and experience sharing would be really appreciated! Thanks all! Ali
