  1. Hi really struggling to find decent tradesmen in London. Why is it so hard to get anything fixed in the capital??? I need someone to reseal around bath as water is getting under bath and under floor tiles ....also need someone to retile the bath panel with an access hatch also would be good to have a good plumber and electrician on hand if anyone knows anyone reliable and good thank you Leila

I find myself in a scenario where I have a 3 story building (estimate 160sqm) in need of a major renovation in the North west of England.Intentions are to convert the building into a 4 bed 2 En suite 2 off suite Home, average finish, fully project mange the build myself Subcontract Etc. Starting with Inside• A complete strip out• Structural Tie rods to Tie the building together, I believe • Roof only 1 of 2 Upsides, it needs some strengthening with new timber 80% good repair • Complete wiring + storage heaters • Plumb the showers, sinks, sewers no central heating• Windows the other Upside, are brand new both front & back• Slab + plaster Outside• Guttering • 30 % plastering example around reveals + soft spotsImportant points Building is not Listed the ground floor is commercial so (Change of use planning) I have not had a survey done yet still I witnessed the work done on the previous neighbors same building however they are no longer around to seek advice. My questions are,1. How do I establish an estimate i.e. building cost per square meter?2. Where would you suggest I could keep costs down?Finally time isn’t entirely priority but within reason.Thank you for viewing.

  4. Hi all, I'm in the process of setting up a rent to rent business, operating in East London. I am looking at getting together a list of tradesmen/contractors to assist with sprucing up the properties I acquire and wonder if anyone may be able to help. Is there any tradesmen (general handymen, decorators, carpet fitters, plumbers, electricians) anyone can recommend that operate in the East London area? Being London, I can imagine there are a lot of cowboys out there and am just a little cautious. Also, has anyone had any experience with using the Task Rabbit app to help with light refurb/general handyman tasks and if so, how did you get on? Thanks for your time. Charlie

Looking for recommendations for a good plumber and electricians (ideally both in one) in south London (Clapham/ Tooting area) I need the following looked at: - under the sink pipes re-worked and re-fitted - plumbing a dishwasher - wiring into the mains a dishwasher - fixing outside lights (wiring) - fixing ceiling lights (wiring) Any recommendations would be amazing!!   7. Hi all, I first subscribed to the Hub in December and only just got round to the forums as I've been listening to the podcasts and reading Beyond the Bricks - twice! Not to mention the new magazine which is FAB. My Other Half (Nige) and I have been learning about property investment for a few years now but lots of family "stuff" has got in the way and meant we just haven't been able to get serious about it, although things are changing for the better now so we are getting our strategy together. My background is 20+ years in engineering bossing blokes around (always fun), and then I retrained and became one of the very few (1-2%) female plumbers in the UK. I also do general handyWOman(!) work and help to co-ordinate other trades (just more bossing-about really!). So this is going to be mega-useful when it comes to doing refurbs/flips, which we hope to concentrate on to start. I am happy to help if I can with advice on any plumbing issues, so please ask!
