I spoke to Aspire Property Group in Yorkshire couple of weeks ago, to discuss expanding my portfolio up north. Reviews on trust pilot are good but fees seemed quite high. £7k+ is this right? Anyone had experience of working with them? They guarantee 8%+ on their investments. Are property sourcing companies worth it and does anyone have any experience of working with one? I'm not looking for new builds, off plan etx. Just cheap terraced, semi detached houses around the £100k mark.

Hi all, Am looking to invest in a property from a deal sourcer, and I wanted to know whether I need to be cautious, as part of the deal the sourcer has negotiated with the seller is that the vendor will pay all legal costs. To clarify I will have to pay my solicitor of course but the sellers also!! Is this normal as it's part of the deal that was negotiated and I will just have to swallow their costs if i want to take the deal, or does this not sound right? This will be my first investment/property so am a bit clueless to all of this and so just want to ensure that the wool's not being pulled over. Would love to hear your feedback. Thanks in advance

Hi everyone, My business partner and I are looking to buy and convert a house to a 5-bed HMO somewhere within an hour or so drive from NW London, where we live. We have £150k to invest in total on the property and refurb costs - so thinking £250k purchase price on a 25% mortgage and £60k for refurb. We both work full-time and so as this would be our first HMO (we both have experience with single lets), we would need some hand-holding, starting with a property sourcer. Does anyone have any good advice as to how go about finding a trustworthy sourcer? We are also open to dealing with someone who does both sourcing and project management combined. Any other general advice also welcome, although I'm sure I'll be posting again soon with more questions. Thanks in advance, Shyam

I operate a sourcing business in Edinburgh and the Lothians, helping source properties for investors that match their investment criteria. i do this through direct to vendor so focus on discounted (bmv) deals. Where a property requires refurbishment I am interested in Joint Venturing with investors with either an exit strategy of re-sale or Rent out. I have a very keen interest in property and have been reading, listening and watching property related education over the last 12 months. Hey all, I am originally from the UK but I moved back to HK for more than 20 years now. I know I want to do some buy to lets and so far my research points to Liverpool as a promising starting place - combination of cheaper prices and also the popularity of student accommodations seem quite good. Does anybody have any recommendation for sourcers in the area? i am looking at doing my first BTL and it would something that smaller, probably below 100K. Looking to finance it from cash as i read that it's very difficult to get expat mortgages for small properties, and then maybe remortgage that further down the road. Being in HK, i am looking for someone who can work with me to source deals or take a look at a place and tell me whether it's a deal i should go ahead with or walk away from. Any advice - much appreciated! Raymond

I have not done it before and would really appreciate any help/advice that you may have! Merry Christmas and wishing you all a prosperous New Year for 2016 I'm a construction professional living in Sale, Cheshire and currently working in residential Project Management, I have worked in Construction my whole working life and have been in the research phase of my property investment journey for a few months now whilst assembling funds for my first investment property. 2016 is my action year I believe the property market is about to take off and aim to have two properties by the end of the year. As my current job is very demanding I am therefore interested in speaking to property sourcers of investment property each with a value of circa £100k which I intend to put down a 25% deposit I am looking for BMV properties with a decent nett return and good prospects for capital value increases. Hi all. First post, but long time listener to podcast (great job Robs!). I've recently moved to Manchester to invest in property. I'm interested in flips (but will not rule out holding if exceptional cashflow) in order to build investing pot. I travel a lot with work and would struggle to manager a refurb on the ground myself. Also fairly new to investing, and very new to area so need sourcing. If there are people out there interested in JV'ing on flip/s or sourcing with capacity and connections to manager a refurb (with flip in mind), would love to talk. Hi, I'm Harjit. I have a full-time job and I am looking forward to making a start in property investing. I currently live in a 2 bed flat which I bought in 2013. At that time, I could see the property prices starting to go up and I wanted to ride the wave. So, I bought this flat with a view that by 2016, there would be enough equity build up in this flat that I would be able to: Extract some equity, let it out and use the equity (and extra savings) to buy a bigger house. Fortunately, my flats value has appreciated quite a lot in last two years and I am planning to go ahead with my plan. I would appreciate if someone could let me know about a good mortgage advisor (somewhere in Surrey) and a good property sourcer for Kent. I am looking for someone with good knowledge of areas around Sidcup, Baxley etc.. Thanks, Harjit
