  1. Hi! I'm a new investor. I've finally managed to get a deposit together and looking at buying something around the £150k mark. Our goals are as a long term investment so capital growth is at least as important as rental income. We live in the South East so if we stay local our only option at that price would be a small flat or apartment or maisonette.   2. Morning all, I am currently completing desktop research to determine an ideal location to invest. I have completed a statistical analysis using data from the ONS (typical engineer with a spreadsheet) consisting of incomes, employment rates, affordability etc.. In addition to a statistical research, I was wondering if I may ask for some input on what local research you do on the computer before visiting the area and which resources you utilise (to determine areas to go to/avoid etc..) ? Any advice would be much appreciated!

  4. I've just come across a website called https://www.walkscore.com/ that shows you all the things within walking distance and gives the location a score, basically as the name suggests! There's also nice little travel time feature with various transport options: Good for assessing an area and also for marketing the property to tenants or buyers.
