Hi all, I'm close to buying a property in Belfast, under a residential mortgage and having a family member living in the property. My plan is to come back and live in the property in the next 2/3 years, but anything could happen. The same with my family member, their circumstances could change, and they may not want to live there anymore.. so my question is has anyone done this before? And if I stayed overseas for longer than expected & my family member wanted to move.. what would be the case, could I rent to a 3rd party? It's 25% upfront with a 2.6% fixed 5 year rate on the mortgage, so hence why I'm keen to do this - as I have the access cash for the deposit and my family member would pay me the rent/mortgage while I'm away. Curve-ball.... , My partner who I've been seeing is also looking to do the same, with another property in UK. What if both of us moved back to the UK under both these mortgages and we were married what would be the case and outcome be? Things are moving that way so its a valid question I suppose.. Just trying to figure things out and what would be the best way to go about things for situation. Any help / advice would be great..! Thanks James

Hi Hubbers, i have found a great property with a great price in a good area, and I ask myself why! This property is on the market for £205K and has 1 x 2BD apt and 3 x 1BD apts. Two of the apts have their own separate entrances from the main entrance. Each apt will fetch approx £500 pcm. I have no idea how much money is needed to upgrade the property but it's mostly cosmetic so I'm guessing approximately £25K. I have spoke to a local property HMO mortgage expert who says due to no. 1 N. Ireland having less options anyway and no. 2 the property having separate entrances, it technically isn't considered a HMO and therefore private finance is not an option. He says I would need commercial Finance to make it work. I listen often to investers who go that extra yard to get deals that everyone else can't make happen. What do commercial bank lenders need to know when considering such a proposal. I have two other properties and my dad has a few properties. We could raise funds up to 40/50 LTV on this if squeezed. I would really appreciate any help you could give me. Regards Eoin

Hello all, I'm new to the property hub! Well, I actually joined a few months ago but have only recently started using the hub to it's full potential after reading one of Rob D's books. I'm originally from Scotland but now based in Ireland and focusing on the Dublin market, which is absolutely booming at the minute. A wee bit about me below, what I'm doing, how I can help you and how you may be able to help me: I've been in the construction and property industry for over 13 years. My key focus is on my 2 business' - sourcing and HMO's! Currently investing in Dublin but seeking to move in to the Belfast markets with a keen eye on my former homes in Glasgow and Manchester. In the future my plan is to build a property portfolio in Ireland and the UK. I can help people with sourcing good value property deals and managing refurbs in Ireland and the UK. You can help me with my search for a new financial joint venture partner to help increase the amount of HMO deals that I'm doing. Hi everyone, I have been meaning to do this for a while. I am a Belfast investor who having moved to the city this year am enthused by the dozens of cranes in the skyline that havnt been here in such numbers ever. I prefer professional new build apts in central belfast areas. I will be in the position to buy another property towards the end of the year and at the minute the north of England is the most appealing as frankly I cant find the deals here at home. I have tried to contact developers as an individual investor to get bmv deals to no avail and tried negotiating a price reduction as part of a multi purchase with my dad again to no avail. But I did get further with the latter approach and was wondering: a ) Is there a property club in belfast, an inner circle as such. PM me if you don't want to share publically. b ) If not, I would like to start a club or business that might specialise in approaching developers with a group of investors as a negotiating tool to get bmv deals with new build apartments/houses. I have tried to get Rob to consider Belfast to no avail I also would love to get some of your views in starting up such an enterprise and what pitfalls I need to consider. Hello From Northern Ireland. My name is David and I'm keen to begin investing in property. I currently own my own house and have completed a renovation on it. I'm now keen to put those skills to use on an investment with a view to growing my portfolio to the point where I could quit the 9-5 job if I really want to. I've spent a year clearing debt and can now begin to save up for a deposit. Alternatively I'm interested in finding creative ways to finance my first investment without using my own money and hence speed up my introduction to the exciting world of property investing.

Hello everyone! I've been bite by the property bug and can't get enough! After randomly coming across The Property Podcast I'm hooked. I've bought all 3 of Rob's books and subscribed to his magazine. I've also started subscribed to YPN's magazine and have watched a few of their webinars. Hoping to meet other like minded folk during a property hub meetup or any other property related events. Anyone that can recommend where an aspiring property investor should invest their time and resoruces to develop their knowledge further and keep them on the right path I'm open to any suggestions any of you may have!
