Contractors required to knock down kitchen wall to create kitchen/diner, make good & plaster walls & ceiling, put airbrick in front bedroom. Joiner to create x 3 door frames & doors for wardrobes, pair of doors for utility cupboard in kitchen. Plasterer for kitchen and to skim 1 x ceiling in front bedroom. Dear Property Hub community, My name is Luis, I'm a Spanish Construction Engineer that has lived half of his life already here in the UK. I'm passionate about property investment, for now I've done mainly buy to lets and a couple flips. I'm MCIOB, so charted construction manager and I've got my own small design and build company in partnership with an architect and a Surveyor. Hi everyone, My question is as it says in the title really... does anyone have any recommendations for companies that they've worked with in Northamptonshire who can manage end to end refurbs? I'm in the process of buying a 2 bed terraced house that needs a full refurb (gas needs connecting, damp dealing with, central heating putting in, new bathroom, new kitchen etc. etc.) so am looking to get some quotes and choose a contractor in the next month or so. Hi, We’re approaching completion on a 3-bed Semi in Stockport that needs a full refurb including removal of one wall, installation of central heating and a rewire. Ca anybody recommend any contractors covering the Stockport area that take on full management of this type of project, or alternatively any specific trades people covering then same area? many thanks Tom

Dear Hubbers, My partner and I have just acquired a big project... three, actually. They are semi-detached Victorian properties divided into between 4 and 6 flats each. They require a total refurbishment. Anyone know of a reliable builder team that could manage to do all 3 properties at once to relatively strict timelines? We do need quality fit and finish as we intend to hold on to the properties indefinitely. Thanks in advance! CD

Hi Everyone Before I ask for some advice, I would like to offer up myself to chat to anyone who is interested in what I am doing. I am doing a flip of an off market property using none of my own money, and doing it through a profit share with my builder. It is my first renovation project and have managed to raise a substantial amount of finance for the project through mostly friends and family. I was wondering if anyone has a template for a profit share agreement between an individual and a builder? I am writing one out myself at the moment but was looking for someone who maybe has some experience of this to provide advice as to the 'must haves' in the agreement? I extended my portfolio in past year to Manchester and now have 8 properties there. I am looking for good tradesmen/handymen who can do general property maintenance as i am based in London. Hi, I am an investor and have a small portfolio in the area where I live in the South East, and after months of deliberation I have decided to take the plunge, expand, and buy a more affordable property in Liverpool. I have some viewings lined up for tomorrow and I have also arranged to meet a builder who worked on 3 properties for another investor last year, whose details I received from an estate agent. Can anyone recommend any companies or builders to project manage/carryout the works, or any tips in general. Any comments would be appreciated. Many thanks. Andy

Hi all I have a Victorian 3 story house in Hastings, bought at auction. It needs a 'full refurb': i.e. new double glazing, new wiring and plumbing, new flooring new kitchen and bathrooms. Anyone have any experience of this area? Is there a good contractor anyone would recommend, past the usual checkatrade and google searches? Or is there a better place to search? Is it possible to advertise the job, and if so, does anyone know a forum? Thanks Mat

Help required please. Just made my first purchase in Manchester in the Whalley Range area. I've bought a one bed flat which is a 1970's build purpose built apartment. I need a bit of work carried out on the place, nothing too substantial, but enough that I'd want someone / a team that know what they're doing. Main jobs are: - light fittings changing - walls lightly reskimmed / smoothed out where required - plasterboard some ceiling areas - new bathroom suite fitted and tiling Should be maximum 7-10 days labour at a push based on previous renovations I've done down south. Can anyone recommend any decent tradespeople in the Manchester area? I've had a couple of quotes using mybuilder and rated people and the cost of trades was coming in over double what I've paid down south in the past - I wonder if that's because there's more competition / Eastern European labour available in London? Would really, really appreciate any leads. Thanks in advance guys!

Hi All. Can anyone recommend a builder/tradesmen in the Aylesbury area? The BTL refurbishment I'm considering would involve: - a kitchen refit, including knocking a wall through to an existing bathroom to create a kitchen/dining area - installing a new bathroom - installing two new ensuites - construction of several stud walls Thanks. Also, any estimates of cost? I'm assuming about £7000 for the kitchen refurb, £5000 for the new bathroom and £4000 for each new ensuite. Regards, Roger

Hi all, Going to see a property in North London which, by the looks of the photos, is in need of some work (probably new kitchen, bathrooms, plumbing??? etc) on Friday and was hoping to take along a builder to get some initial costings. This will be my first "fixer-upper" so wondered if anyone could recommend someone / a company they've worked with before that they trust and could help me ask the right questions and perhaps answer some of mine too? The two types of semi-detached house are either linked by garages, or living room/bedroom. What is the logic of the two designs? Why would architects/builders choose one over the other? Thanks
