  1. So I'm looking at a potential commercial unit investment (Class A1 - Shops) which is currently vacant and in need of a facelift (ceiling & wall plastering, re-flooring, wiring etc). I'm keen to know what the 'minimum standard' is for refurbing commercial units of this sort before bringing them to market? E.g. is it similar to residential: flooring, walls, plumbing, electrics, etc all done- or is there more that would be expected from a potential commercial tenant (e.g. outside shutters, alarm systems, aisles, counters, etc)? Any knowledge resources/articles would be most welcome! Thanks

I usually invest in residential property so not sure about best platform to find commercial property. I will appreciate some advice about best platform to look for commercial property. Hi all, I'm a 46yr old IT manager who's wondering if there's more to life than working 9-5 so am thinking about getting into property with a long term view of being able to improve cash-flow, supplement a pension in later life and hopefully provide the means to help my daughter get a foot on the property ladder when the time comes. I'm torn between residential buy to let properties or commercial properties (shop / cafe etc) where I'd own the premises but lease the space to someone else to run their business from and I'd collect a rent. I think I'm aware of the different pro's and con's of the BTL side but don't have a clue about the commercial property side. Part of me thinks it'll be easier to manage rather than residential tennants but then as a newbie what do I know. Any advice on commercial properties or pointers on where to start researching this in more detail would be gratefully recieved. Thanks and regards, Adam.
  9. Hi, New to this website and property investment with my own money but have some experience with family doing so. I am looking to purchase 2 freehold shops (next to each other) with offices above and need to raise the money. Plan is to keep two shops 'as-is' and convert offices to residential. One shop is empty and other has tenant (£6k pa) with lease due to renew next year and all offices above are empty. Both shops can produce at least £6k pa each. Once converted, flats can produce at least ~£21k pa. I am first-time BTL, have an employment income > £50k, a mortgage-free property (rented out) and my main residence, which I have a mortgage on. I have 25% of property value/purchase price (£300k) as a deposit with additional funds to start the works. My questions are: Is BTL against the commercial property possible in this scenario, considering income will only come from 1 shop at first? What is the criteria for affordability based on for BTL, rental income form the property or is personal income also taken into account? What kind of details would lender need? Detailed plans and costing of conversion? Or, am I best to re-mortgage my mortgage-free property as BTL, which would just about get the money I need. For a BTL on my other property, does lender need details of the property I will purchase or what I intend to do with equity released?   10. Hi everyone, i've recently had a commercial property complete which we bought in a SIPP scheme with 5 of us involved in the SIPP. We offered and were accepted in March 2013 and it took until mid Jan 2014 until it actually completed. Although we did have an advisor it would be good to hear of other peoples experiences, views and tips to maximise this if there are any. We now have our business based in the new commercial premises and have a separate VAT registered, limited company set up for the commercial unit. We had to register for VAT as the building (virtual freehold, 999 year lease) was eligible for VAT. Interested to hear your thoughts, experiences, etc. Thanks very much
