Hello everyone My name is Mike and im based in Liverpool looking to connect with investors and deal sourcers. Im on the road to getting fully compliant and wanting to source properties for investors who want to invest in the North West for a reduced sourcing fee as im just starting out, and a testimonial which would be very beneficial to me. Eventually I want to invest in property myself when i have a bit more capital behind me and gain some more experience. I have created deal packs/brochures on houses with property comparables, rental demand, sold house history, ROI, Net yield, Gross Yield etc to try and give good information for the investor so if anybody would like to have a look and give me some feedback it would be greatly appreciated. I would love to chat to some like minded people who are interested in the North West area so if this is you please get in contact and even if this is not you and you just have some advice for me again please give me a message it would be great to have a chat. I currently work in London as a Management Consultant, where I earn 60k a year. Over the last 4-5 months, I’ve developed an interest in Property from a desire to supplement my earnings with passive streams of income. By the end of the year, I will have £30k ish saved. I’m not interested in buying my own place, as I like/need the flexibility in renting - and so am going to start to build a Property portfolio with that money, probably start with a BRR in Liverpool, and continue to funnel money into other deals from my day job. However, I’m still very new to Property and am without any relevant practical experience. Even with my £30k, I’ve concluded that I’m going to need more cash flow to put into other deals and accelerate the process. £60k a year won’t get me where I want to be fast enough. So, I want to start a side Business in Property. I have been playing with the idea of the following three: Deal Sourcing - the strategy I’m most interested in, however, it seems like everyone and their Nan is a deal sourcer - which makes me question whether it is too saturated of a market. Has anyone had success Deal Sourcing within London? I’ve read that it tends to work better selling with deals further North to London investors. If so, would you not need to be close to the houses to source them? How hard is it to start from scratch as a Deal Sourcer? Especially now. If I learn my shit, will it matter to an investor that I don’t have my own portfolio? Or would you suggest I go for the JV route from the off? Rent-to-Rent Did anyone else start their Property Career with Rent-to-Rents? If so, I’d love to hear from you about your experience. Lease-Option-Agreements - these seem the most elusive of the three - but potentially the most lucrative. Did anyone else start off their Property Career with Lease-Option-Agreements? If so, I’d love to hear from you about your experience. At this point in my property journey, and with so little practical experience, I’m finding it hard to pick one. So any direction or insight would be much appreciated. What’s your favourite? If you started again, what would you do? Even if you don’t have answers to my questions, please feel free to message. Hi everyone I'm currently getting my deal packaging business started. Should I be looking to get a list of investors before I search for the deals or should I find the deals first to then attract the investors? I have read that I should build my investors list first and then find the deals. However, I have also been told that serious investors (which is who I want to attract) will want to see previous deals and trading I have done before they work with me. Any advice on which I should approach first, investors or sellers? Thanks Adam

Hi everyone. I am keen to get started in my investing career. Before I begin purchasing investments for myself, I am aiming to source deals for other investors. I would like to know more about property sourcing as I am very much a beginner. A few things I would like to know include: - What information should I gather from potential investors? i.e. areas they are interested in, types of houses/flats, number of bedrooms, strategy. - What do I need to budget for? - How to avoid being cut out as the middle man when the investment opportunity has been passed on to the investor? - Should I seek professional advice regarding sourcing as an individual or as a company? - What professionals am I required to use? Hello all, I have a situation and some questions that hopefully I can get answered. Situation: I have sourced a property that has a tenant in situ and at the purchase price I can get it for it would achieve roughly a 10.5% yield. In order to purchase this property I would need around £10,000. It is being purchased slightly under market value and it does not need any renovation costs. The property is off market currently and is in the north west. I am fairly new to property investing so any advice on the below would be massively appreciated. Questions: What are the different ways in which I could raise capital for an investment? How can I find a JV partner especially somebody cash rich and time poor as a hands off investment? What are different ways I can present a deal to an investor so that it seems more appealing? Thank you in advance.

Hi! I'm very new to this but excited nonetheless! So my current strategy is sourcing bmv properties and selling straight to investors HOWEVER ... I have not done it before and would really appreciate any help/advice that you may have! In particular I want to establish a small investor list of 3-5, but have no idea where to start/network or even how to present myself Help! Thank you

Hi everyone, I'm new to The Property Hub but have found it very useful in the short time I have been a member so thanks for everyone's contributions and advice. I joined having discovered Rob and Rob's Property Podcast which has been great to listen to and made my commute to work more productive then listening to Heart radio - so thanks guys! In terms of property, I am fairly new to it all having purchased my first property in 2009. Since then I have bought 4 more but as I work full time it has been difficult to dedicate as much time as I'd like to property! I'm currently in a position to buy 1 more property and potentially 2 more towards the end of the year. I live in Milton Keynes and would ideally like to buy the next one here, however this is proving difficult as I don't have the contacts or experience to get BMV deals (which seemed to be freely available 12 months ago!). So if anybody packages deals, or knows of someone who does, in the area please let me know. Away from property I work as a digital marketing consultant, specialising in paid search adversing on Google Adwords, web analytics and conversion rate optimisation. So happy to lend some advice to anybody in need. Look forward to getting to know you all Hayley
