  1. Wow! So many buyers from Hong Kong buy property in Manchester. I have been deal sourcing / investing in Manchester for years and I have never seen so much interest from Hong Kong. Nick - Smarter Property smarterproperty.net Are other people seeing a lot of new interest in Manchester?
  2. Hello everyone My name is Mike and im based in Liverpool looking to connect with investors and deal sourcers. Im on the road to getting fully compliant and wanting to source properties for investors who want to invest in the North West for a reduced sourcing fee as im just starting out, and a testimonial which would be very beneficial to me. Eventually I want to invest in property myself when i have a bit more capital behind me and gain some more experience. I have created deal packs/brochures on houses with property comparables, rental demand, sold house history, ROI, Net yield, Gross Yield etc to try and give good information for the investor so if anybody would like to have a look and give me some feedback it would be greatly appreciated. I would love to chat to some like minded people who are interested in the North West area so if this is you please get in contact and even if this is not you and you just have some advice for me again please give me a message it would be great to have a chat. Kind Regards Mike
  3. Good afternoon everyone, I am on my way to becoming fully compliant and want to source some properties for investors so I can build some capital in order for me to become an investor myself in the future. Are there any investors on here looking to invest in the North West area? I am based in Liverpool and have lived in and around Merseyside my whole life so i have a good understanding of the area. Please do get in touch and we can discuss things further. Kind Regards Mike
  4. Has anyone successfully invested in the properties via deal sourcing companies. I see many people doing this and few are just trying to sell anything they have. Has any recommendations on deal sourcing companies in North? Thanks
  5. I currently work in London as a Management Consultant, where I earn 60k a year. Over the last 4-5 months, I’ve developed an interest in Property from a desire to supplement my earnings with passive streams of income. By the end of the year, I will have £30k ish saved. I’m not interested in buying my own place, as I like/need the flexibility in renting - and so am going to start to build a Property portfolio with that money, probably start with a BRR in Liverpool, and continue to funnel money into other deals from my day job. However, I’m still very new to Property and am without any relevant practical experience. Even with my £30k, I’ve concluded that I’m going to need more cash flow to put into other deals and accelerate the process. £60k a year won’t get me where I want to be fast enough. So, I want to start a side Business in Property. I have been playing with the idea of the following three: Deal Sourcing - the strategy I’m most interested in, however, it seems like everyone and their Nan is a deal sourcer - which makes me question whether it is too saturated of a market. Has anyone had success Deal Sourcing within London? I’ve read that it tends to work better selling with deals further North to London investors. If so, would you not need to be close to the houses to source them? How hard is it to start from scratch as a Deal Sourcer? Especially now. If I learn my shit, will it matter to an investor that I don’t have my own portfolio? Or would you suggest I go for the JV route from the off? Rent-to-Rent Did anyone else start their Property Career with Rent-to-Rents? If so, I’d love to hear from you about your experience. Lease-Option-Agreements - these seem the most elusive of the three - but potentially the most lucrative. Did anyone else start off their Property Career with Lease-Option-Agreements? If so, I’d love to hear from you about your experience. At this point in my property journey, and with so little practical experience, I’m finding it hard to pick one. So any direction or insight would be much appreciated. What’s your favourite? If you started again, what would you do? Even if you don’t have answers to my questions, please feel free to message. It would be great to meet some to some like-minded people. Best regards, Josh
  6. Hi, Just interested to know if there is anyone who has had experience in deal sourcing and if so what advice they would give to anyone who is interested in co-deal sourcing or deal sourcing in general. Would really appreciate any feedback on this topic as its something i'd like to expand my knowledge on. Thanks!
  7. Hi, I am quite new to property investment and would love some advice on how to get started. I'm 22 and haven't got much money so I wanted to start off with deal sourcing to build up some funds. Also I wanted to get into Rent -to-Rents and Lease Option Agreements, but am I unsure how to get a landlord to trust me with their property. What would you suggest and are there maybe any other ways that I haven't listed. I'm willing to research many different methods and start acting them out. Both generic and specific advice is very much appreciated. Thanks Michael A
  8. Hi guys, can anyone suggest a course of action for the below? i have just set up a deal sourcing business, however whilst trying to become compliant with the ombudsman scheme, I am trying to set up a client money account through the banks. However, it looks like they all need me to go in store to set one up... can an anyone help?
  9. Hi guys! I'm new to property and I'm eager to get started. I recently attended Tom Heaney's free course this weekend and I want to know if anyone has done the same course or has paid for one of his further packages. I have only just stumbled upon property hub and I am really taking in their advice about watching our for scam courses. It is great to see the free content on this website. As I want to secure a deal within the next free months is it possible to do so without paying for extra help?
  10. To any deal sourcers working in Staffordshire (also Manchester). I'm getting geared up with my father to buy 8 to 10 properties to start within Staffordshire, looking for value add below market value and also cash flowing turnkey, willing to pay sources and companies if the numbers still work after the fees. Will be buying out right the first 8-10. Let me know if you work in these areas, also if you are an agent working in this side of property get in touch. also interested in Cheshire and Manchester. PM me for email and contact, Add me on your email feed etc.
  11. Hello all, I have a situation and some questions that hopefully I can get answered. Situation: I have sourced a property that has a tenant in situ and at the purchase price I can get it for it would achieve roughly a 10.5% yield. In order to purchase this property I would need around £10,000. It is being purchased slightly under market value and it does not need any renovation costs. The property is off market currently and is in the north west. I am fairly new to property investing so any advice on the below would be massively appreciated. Questions: What are the different ways in which I could raise capital for an investment? How can I find a JV partner especially somebody cash rich and time poor as a hands off investment? What are different ways I can present a deal to an investor so that it seems more appealing? Thank you in advance.
  12. Hi Everyone! Thanks for reading my first post to the forum. I am newbie investor and currently trying to source my first property deal. Mortgage Fees - to add or not to add to the loan? If there was a fee of £999 would you pay it upfront or add it to the loan? Buying from a deal sourcer The fee - I have been sent a deal from a sourcing company. They require the sourcing fee (of £8740 with £1000 refunded on completion) to be paid upfront and it is non-refundable if the deal falls through from the vendor's end. It is only transferable to another deal from the same sourcing company. Has anybody come across this approach? From what I have read, most deal sourcers request their fee on completion of the deal. Its a very high spec 7 bed licensed HMO in Liverpool, newly renovated and fully tenanted until June 2016. Vendor is paying stamp duty as incentive - is this normal? Does this sound a bit fishy to the experienced investors out there or am I missing a trick? Creditability - the deal has been sourced by Empire Property Group - does anyone have any experience working with this company? I could only find a couple of reviews online some bad/some good. The company that forwarded it on was Property Sourcing Made Easy. Reserving - as the property is in Liverpool and I am London based it is going to be quite difficult for me to view on short notice and the vendor is on holiday atm. Would you pay the reservation fee and sourcer fee for the deal without viewing it? These might all sound like big no no's or be the norm, unfortunately, I don't have the experience at this stage to know which is what! So would love to hear from this friendly and very knowledgeable community! Thanks so much, Sarah
