  1. Hello, I hope everyone is keeping safe and keeping themselves healthy over this period. I am looking to raise finance for a property investment that I have secured and I was just about to purchase. I had an angel investor ready to finance the property purchase with me for 8% return. However, the angel investor has decided that he would rather put his money into the stock market...Anyway, this means that I have a cracking property deal that needs financing and I am offering a 10% interest rate on your money. If this is something you would be interested in doing or would like som
  2. Hey fellow Hubbers! Looking at some property in Sheffield and came across a development called The Fitzgerald by developers called PBS Group Ltd. The numbers seem to stack up really well and as this is phase 2 of the apartments, I have direct comparables for both rent and purchase prices which is great. It would be off plan with completion around October 2019. The only question I have really is about the developers, I have not heard of them, I have of course done all the normal googling and cannot find anything bad about them. Just wondering if anyone has worked with them or purchased fro

  4. Hi all, I've been listening and researching for a couple of years on and off, I have now decided to start my investment journey! My time is quite limited for research so I stumbled across an investment company and thought I would give them a shot to see what they can offer. So far I am quite impressed, not forcing a sale and generally being very helpful. They seem to know what they are doing and everything makes sense going by my limited knowledge. My main aim is capital gains over a long period with multiple investments for a retirement fund, but of course the rental profits need t
  5. Good Afternoon All, I have been reading your comments on this forum and found them all to be very informative with great content. I am excited about joining the discussions. I would like to share a current BRRR (Buy Refurbish Refinance Rent) deal I am closing in on, please let me know if this stacks up. 3 Bedroom Mid terrace House in Birmingham that requires modernising (no structural work, just new kitchen, bathroom, replaster and decorating. This is a probate sale where the owner has sadly passed away and his three sons selling, Asking Price: £130,000 Negotiated to £
  6. Good afternoon, I am going through the conveyancing process for purchasing a property (to let) in Liverpool. The details of the property are as follows: 1 bedroom. Purpose built flat in a small block. Built in 2017. Currently tenanted for £500pcm. Could realistically achieve £525pcm. ISSUE I have just received the following preliminary advice from my solicitors: Ground Rent- The ground rent is currently £250.00 per annum, and it will be reviewed every 10 years. On the first 5 review dates, the ground rent will be increased b
  7. Hi Everyone, I'd really appreciate it if anyone could give me some input on my current dilemma. I purchased a 2 bed apartment with parking in Manchester City Centre in June 2015. The property is now worth around 360-380k and there is 280k outstanding on the mortgage. I have recently purchased a house elsewhere which I am going to live in full time. My initial plan was to rent the city centre apartment out for between 1400-1600 per month as per estate agent values. However, after taking out the mortgage costs, the extremely expensive service ch
  8. Hey everyone, my wife and I are trying to purchase our first btl property. We are in the darkest spot right now. We've been trying to purchase a property (any) for a whole year now and the first two properties we made offers on fell through. First one due to the vendor getting cold feet and feeling he could get much more for his property. The second one we had to pull out after 3 months of the vendor not being able to provide the most basic of queries. On this last one we've been in a battle for it since June. The vendor advertised it for 110k, currently renting out at
  9. Hi everyone, I’m Rob and I’m based in Glasgow. I’m new to property and my interest was sparked last year when I bought my own house. I found a love for negotiation that I didn’t realise I had and managed to save myself 15 k below home report which I thought was good. I found it exciting so looked into property more. I'm just married so most of my capital was spent on my wedding so now slowly building back up so I can invest myself. Meantime, I am looking at boosting my capital by helping other people and source deals. I’m interested to hear what people’s investment crite
  10. I have been looking at new build apartments in Liverpool / Manchester. There are loads of developers doing deals through agents in London. They make them sound very appealing, but was is the catch? They look a bit too good to be true. Here is one such example from Aspen Woolf, offering apartments in a development in Salford - Launch Period: Special offer ends Wednesday 6th July · Free furniture package (save £3000 - £6000) · 10% interest on deposited funds during build period (earn up to £3250 - £12’500) · Stamp Duty paid! We have sold 101 apartments out
  11. Hello all. I have a project with 3 stakeholders (property owner, builder & myself) and I need to structure a legally binding deal to ensure clarity or purpose and ensure everyone is paid. The project is to build an apartment on an existing property. The property owner already has planning permission but can't afford the build cost. I have a builder friend who will do the work and get paid either through refinancing or sale of an apartment (there are already 6 other apartments in this large block). Does anyone have any experience or advice for setting up this type of deal and/or using an SP
  12. Hi, We have purchased a 1 bedroom flat for 41,000GBP. Valued at 50,000GBP and others being sold for 50,000GBP in the area. We got 1,500GBP reduced from the price on our offer. It was a cash purchase and no finance is on the property. Flat condition is good, needs appliances and new paint but was in good condition. All plumbing and heating are in working condition. Really good conditon report from the surveyor also. All in all we will have purchase, lawyers fee and new appliances and upgrade for under 44-45,000GBP. We are going to let it initial
  13. Hi there, I'm interested to hear people's opinion on a deal I've already done. But I'm now thinking am I better selling and buying else where. £95,000 purchase price £475 rent £260 interest Profit £215 a month. Reason I'm thinking of selling is the value doesn't seem to be going up. The property is in a small town (yeovil) in somerset. Thanks in advance.
  14. Hi All and Rob & Rob, Love your podcast and the forum. I have one investment flat in London and considering another. Here are my numbers with pretty conservative assumptions. Would appreciate anyone thoughts on the deal vs. holding steady with the 1 flat. Also welcome any views on buying in London now versus waiting for 2016 and a potential slow down... btw, i'm currently on assignment away from the UK, so the buy-to-let rates are higher for non-residents... Current BTL 2011 Purchase Price = 340k, 20% down + 20k other costs, July 2015 Value = 575k, LTV = 41%, Rent =
  15. Hello, We are currently looking to buy an investment property in our local area of Leamington Spa where capital growth has been robust in the long term and our residential property has seen capital growth of upwards of 20% over the last 2 years. My feeling is that we are currently experiencing a small boom in the local area as there has an influx of both renters and home buyers due to expansion by local employers and the area is generally very popular in residential terms. The performance of our own property puts me off the area as I fell prices are inflated at the moment and property’s
