  1. Hi everyone, I've been a member for a while and not really used it to its full potential, so wanted to do an introduction. Our mission is to change lives by bringing wellness into homes through property development and design. We have a startup architect firm called Wellspace Architects (my wife is an ARB architect and we are a RIBA Chartered Practice). She has over 10yrs experience from new builds, conversion, commercial, etc. From London to Midlands. Our property business is called Wellspace Properties, and looking at doing development focused again on bring wellbeing into homes. We are into brokering deals. I'm looking to connect with other developers, QS, charity organisation, housing associations, etc. Those who wish to make a social impact while creating amazing spaces, not just to squeeze rooms in.
  2. Hello Hubbers! Would appreciate any ideas to assist in overcoming this hurdle. I have a plot of land that I have secured full planning permission on for 2 houses (a two bed and a four bed). The build cost will be around 400K and as they are custom builds they will take between 12 and 14 months to complete (including contingency). This is my first development and as such I am struggling to find ways to generate the cash required. Most lenders can only lend up to 12 months or only lend to people who are experienced developers.   3. Hey fellow Hubbers! Looking at some property in Sheffield and came across a development called The Fitzgerald by developers called PBS Group Ltd. The numbers seem to stack up really well and as this is phase 2 of the apartments, I have direct comparables for both rent and purchase prices which is great. It would be off plan with completion around October 2019. The only question I have really is about the developers, I have not heard of them, I have of course done all the normal googling and cannot find anything bad about them.   4. Hi I'm and architect who used to work for a niche eco-housebuilder. I have been advising developers on sites for so long that I now find I know more than they do! I started by buying an office for my practice through my SIPP (which can also borrow), then got planning permission for flats on unused garden ground. Now building 4 flats, sold one before it started, keeping one myself as a btl, 2 yet to sell. This isn't the easiest route but it's a great way to use your pension savings to get into property. The profit is being used to seek more sites and high yield opportunities. The more I tell people what I'm doing the more opportunities come out of the woodwork. I'm now funding permissions for housing sites on Mull, Edinburgh and the Loch Lomond National Park. All generate significantly more value than a standard housebuilder would.   5. Hello everyone! I am so glad to have come across this forum. I'm new here and have dabbled in small scale development in the past. I've recently acquired a large property that I intend to convert into Apartments on each floor. Several Architects have visited the property and said it wouldn't need major works to convert. Obviously, this would be subject to the necessary funding and planning permissions being agreed for the conversion. I'm unsure as to doing it via my personal name or as a Ltd Co. So.. I'm looking to hear from anyone in a similar position or that can guide me on the finance and planning stages. Hopefully, when Ive chatted to a few people in a similar position or after advice, the whole thing won't seem as daunting. Thanks for reading W-Sheikh

  8. About to look into new build developments. for those that have purchased new, off plan, How do you start doing due diligence on developers? Is companies house search useful? should I look for a developers/agents that belong to an industry organization any websites worth checking first? thanks for any tips in advance
  9. Hi all, Are there any Architects on here that also do their own property-flips / developments? Or do anyone have a contact of any architects that specialise in smaller Refurbishment / Loft Conversion / Extension projects that they can recommend in the London area? Thank You
