Hi all Been a subscriber to the podcast for years (keep up the great work Robs) - just signed up to the forum and here is a quick intro. We have a portfolio of properties (BTL and HMO) in London that we have built over the years - now looking to evaluate flip opportunities in England - and maybe R2R / R2SA (cash flow) Our current thinking is to Finance the purchase of properties for <250K in hotspots in the UK, adding value and flipping for a Net Profit of 30K min - building up to 3-4 a year in year 2/3- willing to partner with someone who can bring the expertise of sourcing & refurb - we can manage the finance and legals and split the profits in a fair share. Would appreciate speaking to someone experienced with flips.

Hi All, New to this. I am 23 from Northern Ireland, live and work in Dubai and recently bought an off-plan city center property in Birmingham. After graduating from University i secured my self a job in Dubai and have been here for 1 year. I have always been passionate about property and educated my self a lot about this industry (which i work in also) Can i just have your thoughts on this investment and future predictions of the Birmingham market: 1 Bed apartment - 550sf Fully furnished to a high spec Build completion - Q4 2017 Rental Package - guaranteed 5 years of rental income Cost - £120,000 (due to it being off plan this price is already 20% under current market value and not Q4 2017 market value) Rent per month - £750 Management fee - 8% Payment scheme - 30% deposit is covered over the build period through monthly payments by me. Hi Hubbers I want to invest in my first Buy-to-Let. I am in the process of considering a few areas. I am quite drawn to property in Scotland though. Question 1: If I live in England and earn rental income in Scotland, where should I be paying taxes (England/Scotland)? Question 2: New increase in Stamp Duty from April 2016, does this include Scotland? Does it make a difference where you permanently reside? I am new to the UK and still trying to get my head around when its neighbouring countries, and when its all UK. Cheers

Hi everyone, My name is Jasmine and I've spent a fair amount of time studying and wrapping my head around various strategies to invest in properties. I've finally saved up a small deposit that will hopefully get me going up north. I came across The Property Hub in my search for mentors or JV partners as I'm hoping to join forces with someone that has more experience than me for my first couple of deals to get going. My names Anthony and I am a huge fan of the property market. Most of my time is spent looking at deals, doing due diligence and crunching numbers. I'm aware of the multiple options and creative ways you can close deals for massive beneficial results and also buying at below market value. This knowledge is wasted without being able to raise capital to put into these deals. I don't and have never had a mentor or "Rich Dad" to educate me, I taught myself. Being part of a young 90's generation I quickly took advantage of the powerful tool I have that we all call the internet and will admit that Youtube and online training courses have been my guide. Okay This is the part where I explain my situation. Im looking for a Long term investor that will allow me to take action on these deals. I understand that with the right formula and a good eye for deals in the market this will can develop into a quality property portfolio. Most successful property investors start with nothing and work their way up. This is exactly what I intend to do! I realise that to invest in someone or someones idea would require some type of track record but since I don't have one my only option is to explain myself. I can say that taking that action of investing in me will result in positive returns once the deal is executed.
