  1. I’m a newbie landloard and just let my first BTL. The property is let by a young family and both parents running their own independent businesses.   2. Just wondering if anyone has experience of making an NHBC claim and how you went about it? Our house and garden is built on an incline and therefore we have a retaining wall at the top of the garden with a property behind us (constructed by the same builder) and a retaining wall at the bottom of the garden also holding up the land behind. The "wall" is made up of Timber posts, which are rotting away and falling down causing the land behind to collapse through.   3. I've spotted a house on Rightmove for 'cash buyers only'. It was on for £75k, but is probably worth 90k. The catch is the presence of Japanese Knotweed. I don't think £15k BMV is worth the hassle of eradicating the knotweed in this case, as I suspect I'd just end up forking out the market value in the long run. But is there a figure that would make it worthwhile? What should knotweed cost a vendor?
