I was wondering if I could get your thoughts on something that has been mentioned between a group of friends. As I think a lot of people did, myself and a number of them jumped on the Trading 212 app bandwagon during Covid all putting in a varied amount monthly. However, it was recently discussed if we would be better off pooling our money together to invest in property. I personally wouldn't have the finances to invest in property on my own and I think this was the thinking for others. If we disregard the more obvious pitfalls of fall outs, the need for agreed rules and agreed framework for where to invest etc for a moment. Is this something that can theoretically be achieved? Have you seen this done before? As my limited research suggests that we would have to be FCA approved even if we set up a limited company.

Hi, My name is Stuart and new to the forum. My first dealings with property began in 2007 when I bought my first property at the age of 23. With advice of a financial advisor to stay clear of this purchase, I went ahead anyway because I just wanted to get in and live a party lifestyle. Looking back, I was so naive, but now I can relate the concepts of where and why I failed to help make better decisions for the future in regards to property. I purchased a steel framed 3 bedroom end terrace for £93k which was ex council but had been decorated to a nice standard. The failures I now realise in that purchase was it happened at the winners curse, on a 95% mortgage with a stupidly high interest rate. Oh and did I mention steel frame? An absolute shambles. My only saving grace was the crash in 2008/09, that after my fix term, my payments went from £500 pm to £314 pm. This sounds great but because I was so quick to get into the property at the start, I just signed the paperwork and didn't worry about the term which was set at 40 years to begin with. Totally mis-sold as I walked into Halifax and back out with a ball and chain of a deal by Birmingham Midshires. Anyway for the last 6 years it has been renting for £500-£595 pm covering the mortgage payment on a consent to let since I work a way being in the forces. At present, I also own my 2 bed home, which has had value added through rendering, new roof, interior decoration etc. After listening to the podcasts and reading books I now want to rent this as a means of producing more income when I finish a 22 year career as an aircraft engineer. Not interested in buying the big house or luxury car, but want something to give me the financial freedom of doing what I enjoy more. My desire has faded from engineering even though I am halfway through an engineering degree as a means of back up. My real passion is now in property and understanding how the world economy and debt really works including debt cycles. I have also managed delayed gratification for the last year and started to save much more money. My goal is to invest in my home village in the area of Fife due to the expansion of new homes and commercial units going in, plus it gives me the chance to manage it all myself as in dealing with people directly. The plan is to work for the next 3 years and receive my full service pension and find the right strategy to go limited or retain the right amount of properties in my personal name to give the passive income needed. My background is aircraft engineering, private pilot flying and reading or listening to everything from the likes of Robert Kiyosaki, Grant Cardone, Napoleon Hill and off course Property Hub. Just can't get enough of continuing personal development and spreading the word to the people around me. Hopefully this is the start of something new, acting on the desire of getting into property full time and sharing information with like minded members. Cheers

Hi everyone, I am in the process of purchasing 25% of a shared ownership flat and 2 of my mortgages applications (barclays and halifax) have now been declined for the same reasons : "they won't lend on the property as its an investment-led development property - It appears lenders are not liking the property due to the surrounding of the property and the development appears to be aimed at investors" Could someone explain to me why is this a problem for the lenders? surely that will not affect my capacity to repay my mortgage, and being a shared ownership, i would have thought the "small" amount = low risk for them? I am starting to wonder - if i eventually find a lender - am i shooting myself in the foot? the plan is to live there a few years and then resale, does this mean i will potentially struggle ? Dear Property Hub Community I am a first time investor in Portugal, in Lisbon and I wanted to know from anyone with experience with long term lets and knowledge of property managers in the area. Can anyone recommend a good company experienced with long term lets in Lisbon/Portugal? From the majority that I have spoken with the service reviews seem to be mixed at best. I would be very grateful for anyone to come forward with a recommendation or lead to finding a good property manager in the area and/or any advice on pitfalls to watch out for when choosing one! Hi, I'm currently in the process of setting up up my rent2rent business, specifically HMO management. I have recently come across a few deals in manchester. All are 6 bedroom 3 story properties. After doing the dudilligance, I calculated that they all generate a cash flow of atleast £3000 and a profit of no less than £600. Unfortunately I do not have significant funds to pay for the set up costs. As a result am looking for a joint venture partner. Please get in touch if you are interested

Hello everyone! Let me introduce myself, my name is Jordan. My brother and I have recently decided to get into property investing, creating a Ltd company called Best Step Property Ltd and buying our first buy to let. After both being made redundant in 2019 we decided to work on a plan together to help us put our future in our own hands, rather than someone else's. We decided to step into property after around 6 months of researching, reading books, listening to podcasts and speaking to friends already on their property journey's. After months of saving we are at a point where we can start investing properly. As I mentioned earlier, we have had an offer accepted on our first buy to let property and we are looking to add another 2 by the end of 2021. We live in Scotland and are looking to invest in Dundee and the surrounding areas. We have put together a plan for 2021 and with hard work, dedication and advice from you guys we are hoping this can be achieved. We are currently seeking advice from a dedicated mentor who has vast amounts of experience in property. Specifically, buy to let's. Hello Property Hub! Firstly I have to say I’m blown away with all of the content and knowledge sharing on here. I stumbled across Property Hub a couple of a weeks ago and my world and plans have completely changed. With that said I’m new to property and I’m looking to build a network in order to start investing over the next 6 months. I’m currently based on the south coast, channel island and London and I plan to invest up north. Liverpool - Manchester - Sheffield etc. but I’m very much an open book and not set on any particular location. My initial thoughts are BTL but again nothing set in stone! Ultimately I would like to make this my full time job and leave my current career. Really looking forward to connecting with anyone that is either in a similar position or could help me establish myself up north/has exciting ideas. Good morning guys and girls I recently bought my council house with my mum through the right to buy scheme. Paid £199k house is worth 310k. I have 30k In saving which was originally for my first house until we decided to buy this one. I now want to buy a house cash (my mortgage is 1k a month so don’t want a btl mortgage aswell ideally) . My plan is to buy a 2 bed terraced in Grimsby for 34k and rent it out give it 6months then get a 100% remortgage and buy another and get 2 streams of rental income and have only 1 remortgage to pay (still paying residential obviously) . However talking to people they all said selling them sort of houses are fairly difficult. I’m looking for a second opinion or another strategy. I can’t take out no equity for 5 years (part of the deal with the council). Also I want to purchase these house in Grimsby through a LTD company . (Just turnt 24 this year ) would like to be financially free as soon as possible. Any and all advice welcome

Hello everyone I have been investing in property for about 5 years now - mainly in Liverpool but with experience in Manchester and Cheshire. Also run a specialist lettings and management business just for professional HMOs in those same areas on a selective basis. Selective means we choose carefully which landlords and properties we work with as there are many poor quality HMOs out there that people expect us to work miracles with. I am no magician. Here to continue learning and to connect with like-minded people. Also happy to offer advice from my experience whenever it might help. I plan to be attending the meet-ups regularly in Liverpool and Manchester once things get back to normal. Hope to see you there.

Hi All My name is Jonathan and i'm a first time buyer. Although i've been living in London for almost 9 years, london i thought that it was about time that i'll set out some plans to get a property for investment up north. it seems that i'm getting a bit of the 'analysis paralysis" syndrome as the more i read the less im sure about an area. for example, opening zoopla / rightmove on both rental to check the supply, quality and prices against the asking prices in Manchester for example it's hard not to notice that in many areas such as M14 there are an incredible amounts of properties that are available where probably most of them are empty for a while (or is this just my assumption ? ) On the other hand in the new development sector it seems that a lot of those developers have really tight rules regarding their own lenders, the amount of the down payments high overhead expenses and much more ....which seems a bit limiting what are you experiences in regards to a first time investment properties (location, prices, suggestions etc..)

Hi Everyone, I have made the decision to travel up to Leeds next weekend to carry out some viewings on property up to about £110,000. Only have 1 day and i want to make the most of the trip to get a feel and understanding of what and where is good new for a B2L and i don't want to waste any time doing it. can anyone advise me on some particular B2L hotspots in Leeds that i should make sure i go and see? I am split between going for a 1 or 2 bed apartment or a 2 bed terraced house that needs some TLC. any advise would be really welcome.

Hi all Been a subscriber to the podcast for years (keep up the great work Robs) - just signed up to the forum and here is a quick intro. We have a portfolio of properties (BTL and HMO) in London that we have built over the years - now looking to evaluate flip opportunities in England - and maybe R2R / R2SA (cash flow) Our current thinking is to Finance the purchase of properties for <250K in hotspots in the UK, adding value and flipping for a Net Profit of 30K min - building up to 3-4 a year in year 2/3- willing to partner with someone who can bring the expertise of sourcing & refurb - we can manage the finance and legals and split the profits in a fair share. Would appreciate speaking to someone experienced with flips.

Hi I'm Laura and I'm new to the Property Hub. I've been training in property for about 18 months with my mentor (my background is in project management). I wondered if anyone had any good tips on how to find JV partners. I've been attending a lot of property and business networking events but so far haven't found anyone to work with. I've secured a piece of land using a purchase option and am currently applying for planning permission. If all goes to plan I'll need a JV partner in approximately 6 months time. Any tips anyone can provide would be much appreciated.

Hello, I have been observing the Property Hub a while now and can see the potential of finally joining in. After having gained experiences with redeveloping and refurbishing properties in the London market I now have a small portfolio of my own. Now I would like to expand into other cities such as Nottingham and Manchester. My goal is to buy several 2-3 bedroom BTL and maybe even join venture on a development project in Nottingham. I have a build up a small team that can take on any building process and have some more contacts in Nottingham and London.
