  1. I'm renovating a buy to let flat in a building that has 6 flats. There is already building insurance for the building which is part of the service charge. So i want to findout if I need to get insurance for renovation work. Or is it normal to do renovation without taking out renovation insurance each time? Thanks
  2. Hi There Fellow Landlords, i’m looking for some advice. My landlord insurance is up for new renewal. Two of my properties will require building insurance and a further two do not require a building insurance so cover will only be for damage etc etc. I would like if possible to put all my properties on one insurance policy. I would appreciate any advice that people have to offer from their own experiences. Is it worth insuring the two properties that do not require building insurance (building insurance is handled by the management company) what are the pitfalls if I do not? Thank you

  5. Hello, i gave previously used Simply Business to do my landlord insurance. I have nothing against them, however would appreciate any suggestions of alternate providers to consider. Hi i was wondering if anyone has a BTL property in a flood risk or previously flooded area and has obtained landlord insurance with flood cover that satisfies a mortgage company when refinancing. My mortgage broker says the building must be covered for flood or they won’t consider a mortgage. im looking to buy the property cash then refinance in 6 months time it will be a single occupancy BTL. Previously flooded once in 2015 and is classed as high risk flood area. (This is my first BTL) I usually flip houses. Most brokers I’ve rang wont cover buildings for flood as it’s going to be let out. One will do up to a maximum of £5000 damage, but I’m not certain that would satisfy a mortgage company? Could anyone recommend any insurers who will cover flood with landlord insurance or has anyone had this experience and been successful in insuring for flood and refinancing. many thanks in advance.   9. Hi Everyone Property Geek has just launched its own landlord insurance scheme. It comes with a price guarantee on a like for like basis to be the lowest cost in the UK. Why not see if you can save yourself some money and give it a try today? Do the online quote and see how it compares with your renewal price. The broker will call you as well, and may be able to save even more. Certainly if you have a cheaper price, tell them and they will beat it. Hope this helps, every penny counts (isn't that the ASDA strapline...)
  10. Hi All I spoke with a couple of landlords who tell me they don't buy Landlords Insurance because they want to save money and increase profit. I understand that, but is saving £140 approx a year worth the potential cost of a full rebuild if the property burns down? Or risking having the mortgage called in because the lender finds out there is no insurance. Ignorance was the key here, they thought Landlord Insurance cost a lot more. I'm keen to know whether you guys buy Landlord Insurance and if not, why not? Thanks!
  11. I am a part-time property investor who started 15-years ago and now owns seven investment properties, the most recent purchased in February 2015. I've been through a lot. I've lost money, suffered terrible letting agents, bought off plan, bought from friends, refurbished houses, been called with a boiler breakdown on a Sunday afternoon and lots more. Happily I would recommend property investment to anyone and have got my parents investing and they now own 3 properties. I have paid off my own residential mortgage thanks to owning let properties. I love property and houses, everything from viewing them through to doing them up. I also believe property is a much better pension for my old age and legacy for my children than any financial instrument the corrupt banking system can come up with. I have also co-owned a motorcycle World Championship race team - PTR Honda. I consult to a number of motorcycle industry businesses and write a regular column in Motorcycle Racer magazine. I am a published author as I wrote the biography for John Reynolds, the triple British Superbike Champion. I enjoy cycling and mountain biking as sports.
