  1. Hi all, Has anybody experience of letting agents in Nottingham that you would recommend: a) for letting only b) for full management
  2. Hi All, I am new to this site and not even sure if this is the right forum but I could do with some help and advice if anyone wouldn't mind? My Mum was given notice on her flat back in October and her tenancy is due to end at the end of this week (28th November). The landlord is selling. However the new buyers of the flat would like my Mum to stay on as a tenant. Of course my Mum would like to stay in the property as she has been there for years but the sale of the flat has not gone through yet and the letting agent have not put anything in writing about her staying in the flat and she hasn't had a new tenancy. She has spoken to the letting agents on several occasions who have said everything is still progressing and even if the sale fell through the landlord has said he wouldn't chuck her out. My worry is that as of this weekend she has no legal tenancy so I am assuming her insurance is invalid as well? She has emailed the letting agency today and asked them to put something in writing to her but they keep phoning her telling her it;'s going to be ok? My mum is 65 and doesn't need this stress and is looking to me for advice. I have searched the web but can't seem to get to the right place for info. Any advice on what she could do or where I can go to for advice would be great!
  3. Hi folks, I've had my property let for the past 10 months by an agent but I'm considering self-managing (a number of things including poor comms and errors in paperwork have frustrated me). Does anyone have any advice on pitfalls or things to look out for? The agent found the tenant, did all the necessary checks (they say) and have protected the deposit. How simple should it be to transfer over to me? House is in a ltd company, recently mortgaged on a BTL product. Tenancy is the standard Scottish form (no specified term).
  4. Hello everyone I have been investing in property for about 5 years now - mainly in Liverpool but with experience in Manchester and Cheshire. Also run a specialist lettings and management business just for professional HMOs in those same areas on a selective basis. Selective means we choose carefully which landlords and properties we work with as there are many poor quality HMOs out there that people expect us to work miracles with. I am no magician. Here to continue learning and to connect with like-minded people. Also happy to offer advice from my experience whenever it might help. I plan to be attending the meet-ups regularly in Liverpool and Manchester once things get back to normal. Hope to see you there.

  6. Hi All Do I use a letting agent or do it myself? What benefits do I get by using an agent and giving up hard earned profit ? Does anyone have a tenancy agreement I can use as a template?

Hi there, Does anyone know of a company / companies that provide the following services for a one off fee: checking that a property meets all the requirements so that it can be legally rented out performing background checks on prospective tenants writing the tenancy agreement In other words, everything that needs to be done at the start of a tenancy other than finding the tenant. I plan on finding the tenant and managing the property thereafter myself. The property is a large studio, a stones throw from Belsize Park tube station in northwest London. I've had a quote from Green and Co. who said they will do all the above and find a tenant for 10% of the rental income (which I believe is pretty standard). They don't provide a one off service as described above. Thanks very much in advance Patrick
