Hello, Only a minor question but I always appreciate hearing peoples advice on this forum, I've had a couple of BTLs for a few years now and while I am remortgaging one of the properties the mortgage broker has suggested we change the company address to our accountants and has said that this is what most people do? I would really appreciate other peoples opinion on this if possible? Thanks a lot, Nick
  2. Hi guys, Me and my partner want to invest out first BTL in Crewe area, we are about to make an offer but didn't found suitable mortgage broker and solicitor yet. We have been contacted by some mortgage broker, however their service fees are payable upon application, which we don't really like. We prefer to pay the fees upon completion. Can anyone kindly recommend a mortgage broker and a Solicitor in Crewe area who you know they works good and charge reasonably? Thanks for your help! Anna
  3. Hello, I’m Adam aged 23 from Solihull, Birmingham. I come from a pretty piss poor family. After several years of hard core study, it’s paid off and I now work full time and I enjoy my line of work. The industry I work in doesn’t appear to be affected by anything Brexit. I do not look on replacing this job to become a; full time, hands on, busy bee landlord. Being young and earning £35k+ I ought to be wise and invest for my later years. I do not wish to get any short term gain by topping up my income as this will begin to push me ever closer to the next Tax (40%) bracket. After careful consideration, I feel strongly about being in it for the long term gain. I want stability in my later years, pension etc. I feel the best for me to operate would be via. Ltd company, however I am novice so would welcome any advice regarding this. What you've done in property so far? I still live at home, however...over the past 12 months I have started by investing my time in researching property and the various strategies. I do not own any property, however I have now saved £20k. What areas you invest in (or want to invest in) I would like to invest in and around the West-Midlands region. What your plans are for the future? I am unsure about the immediate future. Do I invest in my own property first via First Time Buy ISA. I have £5k in this already. I wish to have a small property portfolio of 5 by-to-let’s by my mid 30’s. Any skills or knowledge you've got that other members might benefit from. I work in technology and I love to work smarter not harder (via automation). Once I have an understanding of tedious tasks of being a landlord. I would invest time to automate/ cut-time.   6. Dear Hubbers, I am in need of guidance on specialist mortgages and risk - very grateful if you could take 5 mins to look at my 3x questions below. Situation Reserved an offplan city centre flat (reservation paid, no deposit paid, not exchanged contracts). B2L mortgage declined by three separate high street mortgage providers. Only 1 of 3 valuers actually conducted a survey. Reasons for rejection centred on: Development being 'too investor led; not enough owner-occupiers' Ground rent being greater than 0.1% of sales price, and Undisclosed issues with cladding Notes on the development: In 2017 the developer and lead contractor went into administration. New developer and builder brought in with strong track record. Previous developer provided a rent guarantee which turned off many lenders. No rent guarantee is provided by the current developer. Ground rent 0.14% of purchase price Cladding is Alsecco brick slip system Investor to owner occupier ratio is 60:40 Mortgage brokers have advised me: High street lenders have low risk appetite and their valuers are likely to have ruled out this development back in 2017 due to the rent guarantee and also that it is an investor led project. Their evaluations are yet to have been updated. The valuers' feedback is likely relative generic e.g. cladding. Specialist mortgage lenders are likely to consider the development and will charge higher fees (extra c£1,500) and higher interest ( extra c1.4%pa). Individual investors would use a specialist lender if they believed a development was purchased at discount and has strong chance of capital growth - thus they are willing to pay higher mortgage costs in order to realise that discount and growth. Developer / my solicitor unable to provide details of mortgage providers for other investors in the development. I can't help but sense that if I purchase this property I am shooting myself in the foot: I have to pay a lot more for the specialist mortgage; run the risk of having to get another expensive remortgage; and the risk of struggling to sell the property as I'm limited to cash buyers or investors with specialist mortgages. Why would I purchase it and pay more mortgage costs when I could just purchase a resale property in the knowledge that I can get a high street mortgage at lower rate and also have lower risks of remortgage/resale? Both the resale and this offplan property are subject to the same house price growth and rental growth rates of that given area. ...And yet individual investors must be using specialist mortgages and seeing financial success - the property investment firms cannot exist solely on cash buyers. What am I missing? Where do I go from here? 1. Continue with purchase + use specialist mortgage lender + risk remortgage and resale. 2. Cancel purchase + look for another offplan 3. Cancel purchase + buy a resale Questions: 1. What will the mortgage availability be like at remortgage, say after 2 years? I assume I would be limited to the same specialist mortgages as I still have the same constraints: > 0.1% ground rent, high number of investors and cladding. And therefore accept higher interest rates. 2. Is my resale market, in say 5-8 years, much smaller if I have taken a specialist mortgage? I assume, as the same mortgage constraints will stand in 5-8 years, that my only resale market will be investors: cash buyers or investors with specialist mortgages. As a result, I will not be able to demand a higher price for the unit, which seems a pretty illogical exit strategy. 3. Why would I use a specialist mortgage, as an individual investor not under a limited company, if it will cost me more and I run the risk of not getting a remortgage or resale? The only rationale I have for doing this would be if I was confident that the unit was purchased at discount and that it was worth paying higher costs to be able to realise this discount in a future sale. However I'd still have the ground rent and cladding issues - if they are indeed the real issues or just generic issues given. A lot of detail there - thank you for bearing with. Look forward to hearing your advice.

After attending one of the many weekends that 'a company' tries to give you an outrageously priced upsell I am thankful I have found Property Hub and Property Geek. The information provided by you guys is fantastic. I was gifted Rob D's Property Investment book last week for my birthday which I am steadily ploughing through and I have invested in Rob D's Ultimate Property Investment Toolkit. My first step is finding a good mortgage broker. I am based in Bath so any recommendations for good brokers in the South West would be massively appreciated? I will be attending as many Bristol property meet ups as possible so I hope to see some of you there where I can soak up your knowledge and hopefully in the not too distant future be at a level I can offer a wealth knowledge to others as well.   8. Hello everyone - I would love your advice. We are in our mid 50's (right side of 55) and own our £250k home outright. It isn't our forever home but it's a slow flip. We will want to spend £50k but expect the value to go up by £75k+. We have 1 B2L (worth £215k) - with a 45% loan to value mortgage, but limited by the rent. Originally bought for late father to live in. This is in Leicestershire and whilst the returns aren't the best, the market rises steadily. We want to buy several (4 - 6) more B2L and possible flip along the way - growing our portfolio for the next 5 - 8 years, then consolidating to move to a forever home (but still have a couple of pension supplementing B2Ls). We live in Pembrokeshire where property without a sea view is relatively cheap - £100 - 125k for £600 rent per month and we will look to buy local for ease. We want to take some money out of the house we live in - to do works and as B2L deposit. I have been trying to use a major online broker (JC) but it's proved very slow, waiting for call backs, to the extent that one cracking interest only mortgage deal has been withdrawn, while the broker was on holiday. We would be interested in your broker recommendations and your views on our strategy. We know we aren't going to be property millionaires but are passionate about property and enjoy turning the worst house on the street, into the best. A hobby we hope to continue into retirement. Any advice would be appreciated.
  9. Hi i want to purchase my first BTL property. I spoke with a mortgage broker and he said i will be best of waiting till i am 21 due to lack of lenders, my income is terrible but i have the deposit and my mother has a house she owns and will go guarantor, her income also isn't great around 14k a year. I am hoping the owning of a house may improve the situation... Will it? (My mothers house is around 240k and the house i am looking at for my first BTL purchase is around 60, i don't know if this makes a difference) Any help? or good mortgage broker suggestions?   10. I am in the process of taking my first step into property investment. I am considering purchasing a new property to live in and turn the property I currently live in to my first rental. The plan is to do this within the next 12 months. I am looking to build a relationship with a mortgage broker who will assist me in securing a good mortgage deal for my residential purchase and the re-purposing of my current property for the rental market (i.e. remortgaging with a change of use). And if all goes well, my future purchases. As with most ventures I undertake, I would like to review options before taking the plunge. In a similar fashion I intend to meet with a few mortgage brokers, before settling with one. Can anyone please offer some tips on questions to ask the mortgage broker, to help me settle on the most suitable candidate?

  13. Hi I have few friends abroad who want to invest in property in the UK. I have opened new LTD COMPANY, there are 4 directors, I am one of them, 3 directors are from aborad. These 3 directors are going to send 30k each, money into my LTD COMPANY ACCOUNT as investment. Now, I want to make sure again that is this is the right path to buy properties in LTD company name. Can someone please advise me that is it possible to get mortgage on LTD COMPANY NAME, is there any hurdle or any rule for foreign investors.? Thanks

  15. Hi All, Not sure if this post is in the right place however..... I am new to the forums and relatively new to the podcast also. My girlfriend and I will be attending our first Cardiff meet next week, looking forward to meeting everyone in the South Wales area! I'm sure we'll be able to get plenty of advice then but we're just trying to get a bit of a head start. A bit of history. I currently own my own apartment and to purchase this apartment I made use of the governments help to buy scheme. However, my girlfriend and I have now decided we are moving in together (into her apartment which she owns). Therefore I will potentially be holding onto an empty property. It it is my intention to now remortgage for the full amount of the property and convert over to a buy to let mortgage and therefore pay back the equity part of the loan from the government. Of course to do this I am looking for some recommendations for mortgage brokers in the Cardiff area ideally one with some experience with help to buy and the steps needed to pay back the equity loan.
