sues posted a topic in General property discussionDear Property Hub Community I am a first time investor in Portugal, in Lisbon and I wanted to know from anyone with experience with long term lets and knowledge of property managers in the area. Can anyone recommend a good company experienced with long term lets in Lisbon/Portugal? From the majority that I have spoken with the service reviews seem to be mixed at best. I would be very grateful for anyone to come forward with a recommendation or lead to finding a good property manager in the area and/or any advice on pitfalls to watch out for when choosing one! Im looking at setting up my own online agency myself and wanted to gain some pain points that landlords usually have. What are the top three most frustrating things you find when working with a letting agency to manage your property/s? For example, they're not transparent with a number of hidden fees. Other examples would be deeply appreciated.
Hi All! So I hope someone can shed some light on this very new scenario that is being played out before my eyes. I own a leasehold flat and the freehold was recently sold on and we have a new Property Management agency that we are paying service charges and ground rent to. I just received a letter stating that I need permission from them to be subletting the property, and need to register my tenant for a fee of £130 and from what I can see another £65 each time they renew, which is every 6 months and thats even if nothing changes. As well as £130 for each new tenant in the future. This was not something charged by the previous freeholder/management agency so a little surprised by it. Has this happened to anyone else and if so, is there anything that can be done about it? Thanks in advance! Cheers Alex
