  1. Hi All My name is David Charles and I've lived in Lincolnshire all my life, 53 years. I had my own Computer Shop in Grantham for 26 years and sold it a few years ago. I now raise money for a couple of local charites and due to Lockdown I haven't been able to do this. This left me to find something to occupy my time with. A week ago I came across and "SALES" video investing on Property. Any way, a week later, two of Rob's books later, I can now say I'm a proud member of the Property Hub. I am just starting off my journey but I want to ask if anyone can help with a quick question?

  3. So I'm looking at a potential commercial unit investment (Class A1 - Shops) which is currently vacant and in need of a facelift (ceiling & wall plastering, re-flooring, wiring etc). I'm keen to know what the 'minimum standard' is for refurbing commercial units of this sort before bringing them to market? E.g. is it similar to residential: flooring, walls, plumbing, electrics, etc all done- or is there more that would be expected from a potential commercial tenant (e.g. outside shutters, alarm systems, aisles, counters, etc)? Any knowledge resources/articles would be most welcome!
  4. Hello All, I am considering getting a bridging loan for a flip project. I am interested to hear from people who have used bridging finance for flips. Who was your lender and what was offered in the product? A broker has mentioned a product that offers finance on properties £100k+ at 0.8% a month with a 1% fee, 70% loan to value, 100% refurb cost up to a year I think. I am also wondering if anyone has heard of Think Property Finance and has used them to get short term property finance? They have a similar product but with a 75% loan to value. It would be great to find
