  1. Hi This is my first post, I am a first time buyer. I have been trying to buy a leasehold flat since January, the development is a 6 floor building built in 2017, the searches have been completed, no issues were picked up and the lender is happy with the EW1S. We were supposed to complete a few weeks ago and the lender even sent the money, but on the day before we were supposed to exchange my solicitor said that the seller's team had mistakenly stated that the building was not relevant to new legislation introduced this year, and in their opinion the building was in definitely relevant and would require additional certificates from the management company. Since then we have been in a stalemate, with the management company disputing that they need to provide any more documentation, and my solicitors unwilling to complete. Meanwhile other flats are selling and exchanging, even with mortgages from lenders. The seller has now withdrawn from the deal. I thought about using another solicitor that I knew was familiar with the building, but they sent a reply back stating that they were currently not acting in purchases of leasehold properties in buildings over 3 storeys high, "due to the complexity and uncertainty of the Buildings Safety Act 2022" What am I missing, my gut is telling me to find another property, however I really like the development and other properties are being purchased with mortgages, is my solicitor too cautious? Any advice would be greatly appreciated, thanks in advance
  2. Hi, I'm looking at purchasing a house tomorrow at auction. I have had a good look at all the searches and deeds etc and am happy with the majority. The only issue is that there is one charge in the title deeds which I don't quite understand, mainly because it is legal language. Could anyone translate the following for me, please.   3. Hello all, I'm looking for some advice. Before my father passed he wrote a will leaving his property to me when I turned 21 and it would stay in the trust of my mum until then. My mum has been living in the property and due to the difficulty of the situation it never got transferred to me when I turned 21. I am now 30 and want to transfer the property but don't know the process of what I actually need to do and who I need to speak to. Does anyone know what my next steps should be?   4. Thanks for taking the time to read. Will try and make as brief as possible and will reply quickly if there are any questions I purchased a building containing 3 flats and I am planning to rent the flats on a serviced accommodation basis. The contract details that the developer is obliged to complete snagging. I had a professional compile a snag list and sent this to the developer. The developer has been ignoring correspondence since. I have notified the developer that I am in the process of sourcing a mediator and said that I am planning on pursing the developer in the courts to force them to complete the snagging work and for the lost revenue that I am starting to incur. I am hoping that this may prompt some action from the developer but I am planning for the worst. I am an avid listener of the podcast and do my best to educate myself on all things property, but I am very much a novice. Any advice on how this matter should be handled would be greatly appreciated. I have also listed some key issues that I would love some input on below. - Who generally pays mediator costs - Claiming for lost revenue due to the delay - The developer did not seal the chimney and as a result a bedroom on the ground floor is suffering from damp, is this type of defect typically covered?

Hello, I am currently in the process of purchasing my first buy-to-let under a limited company and Paragon (the mortgage provider that I am using) have requested that I have a "Certificate of Confirmation of Advice" provided by an independent solicitor which will end up costing £600 in legal fees (two hours work). I have brought this unexpected cost up with my mortgage broker and he assures me that this is a standard procedure for every mortgage under a private limited company and will have to be done whenever I move lender or for any future purchases, although I have personally never heard of it before. Is this something that anyone else has gone through? Many thanks for anyone that can give me some advice, it is greatly appreciated. Nick

  10. Hi guys, Me and my partner want to invest out first BTL in Crewe area, we are about to make an offer but didn't found suitable mortgage broker and solicitor yet. We have been contacted by some mortgage broker, however their service fees are payable upon application, which we don't really like. We prefer to pay the fees upon completion. Can anyone kindly recommend a mortgage broker and a Solicitor in Crewe area who you know they works good and charge reasonably? Thanks for your help! Anna

  13. Hi, I bought a BTL property last year via an SPV and paid £500 + VAT for independent legal advice for the personal guarantee. I'm now on BTL no.2 and would absolutely love to avoid being robbed at daylight this time round! If I sell my flat to the SPV, say for £450K and the SPV only has a cash balance of £400K, can the Solicitor actually complete on this sale? i.e. physically only £400K will change hands as it were. The remainder £50K will be shown as a Director's loan owed to me from my SPV LTD company. My accountant is OK with this however he isn't sure about whether the Solicitor can complete the sale without the whole value of £450K being transferred. 1) Has anyone actually done this and has it worked? If so, how e.g. did the Solicitor have to draw up a separate loan agreement so that the sale can go through? Any other ways of making this happen? 2) In the future, if the SPV then needs to take out a mortgage, will the outstanding loan from the SPV to me cause an issue with getting a mortgage? Good morning all, I've just found out that my usual conveyancing solicitor is not on the panel for the lender on my latest BTL purchase, so am looking for suggestions; BTL, leasehold flat Purchase with my LTD Co SPV Lender is Vida Homeloans Can anyone offer a recommendation? Both myself and the BTL flat are in Bristol, so that location would offer some benefit, but solicitor location is not a big issue for me. Ideally not a call centre convencing factory though! I moved to Australia three years ago and I'm looking for a reliable solicitor that can handle the legalities on my behalf and who can work remotely and completely online, as I will not be returning to the UK in the near future.   24. Hello Everyone, Seems like I may have slightly overpaid on solicitor fee's when purchasing my current residence. Now that I'm looking towards my next project, these are some costs which i'd like to get under control. A couple of questions for you kind people: 1. Not including search fees etc, what do you consider a typical and reasonable solicitor fee when purchasing circa £70k properties in the north-west? 2.
